My roof (shingles) is past it's 20 year age and I only have a leak in one place, but it's ruined my ceiling in the room. Hoping flex seal will fix the problem and I can get rid of the eyesore above the couch. Setting out orange Home Depot buckets on my floor is getting old. Had a tarp that worked for a while but it blew off in a wind storm.

That's the other thing too. If you have a leak and it causes ceiling damage (inside the house, garage, whatever), you need to get the insurance out to fix it pronto. If it lingers, they will not want to pay for the ceiling repairs saying you allowed the problem to get worse over time. That happened in my garage where it leaked for a period of time.

Hopefully they round up the business owners too.

I'll do it myself if I have to. Done a hundred or more. Never once got sick. Excluding hangovers.

I'm cautious about that now. I waited and waited for years too, then the insurance company started saying it was just an old roof. I argued and got them to send out a second adjuster who promptly wrote a check to cover the whole thing. I hadn't had a roof replacement in almost 20 yrs.

the 1st adjusters job is to tell you no, & hope you go away

If Trump rounds up the "illegals" the celebration will be very short and extremely bitter sweet.

no Nick i see it on any claim over $10K
you should see what Liberty Mutual is putting my brother thru because of this punk adjuster who is taking it personal
the roof that could have been installed for around $16K is going to probably double because of the difficulty this guy has put them thru
his roof is not the only 1
i could go on for a long time

his car was totaled in the driveway
every home on his street was re-roofed

its in appraisal & my brother will win the appraisal process
slam dunk

Call Tom Hoefer with Sta-Tex roofing. He lives in Fairview and Sta-Tex has been in the roofing business since the fifties. Excellent work. He has replaced three of my roofs due to hail damage.
