What resources do yall use to find land for sale that has a lake or pond?

Like everyone I dream to retire to a place on a lake or near a lake... better yet near a lake but with my own pond to grow my own World Record ha ha.

So many search sites just want your email address to SPAM you. How can you look at real listings in the N. Texas or E. Texas area?

Dan, there is a publication called Texas Real Estate Magazine that lists properties for sale and will list if it is on a lake or has lakes/ponds located on it. Has a bunch of real estate companies listed that deal primarily in rural properties. Good reference point to get started looking.

As for me, we bought our property and then had a pond dug for my fishing enjoyment.

When I found my place here we rode it with ATV's, all over just looking, it had 3 ponds on it, I asked the owner if I could fish in them, he said sure, my 1st cast I had a 4# bass on a Hot Spot, I said well we are buying this! The avg fish was about 3#, we have caught 2 that went 8#+ on Zebco scales was all we had.
The look for this land took 2 years just looking at every sale paper and free booklet at feed stores I could find.

The fish sold the land!

Thats very helpful. I am a good 30 years from retiring but I think it helps to plan early. Just thinking about getting some land and building later.

I see some lake front lots that I am sure will be 3x as much in 30 years than if I got into one now...

Just kind of thinking out loud... hope the dang lakes are still there in 30 years ha ha.

We typically pick them up in the sidewalk stands outside some small town restaurants and yes, they are free.

I wish you would have poster this topic earlier my neighbor tried to sell his place and his pond 1/2 acre is loaded with catfish avg 4-5 lb, we have a thing here we all let everyone fish, I fish yours you fish mine.

I would proceed carefully. The "average" Texas pond hasn't been managed and will be bass heavy and forage light. That really means runt bass with a shortage of bluegills to feed them. It can take years to turn it around. And, land with existing water holes with fish is more expensive. It is usually better to just rotenone and start over.

The cheapest, but often driest, land around you will be North around Montague County.

For bass, you will need a water hole with good runoff areas and a pond with a minimum of 2 acres of water. Managing ponds for big bass is about affordable as Corvettes, race horses and divorces.
