I think I might have to evict someone from my rental property. They had someone move in with them and it's a no no on the lease. I am trying to be nice and let them still live there but I am requiring an application and background check on the new person but they are dragging their feet in providing it.

I don't know what they are hiding but I do know I am not happy about this. Advice?

give them a 60 day notice of rent going up see if they stick around, if they dont want to pay it might make them want to cancel lease. idk

Sit down the street.

Wait for the new tenant to show up.

Knock on the door and give them a pen and the papers to fill out.

Tell them you'll be back tomorrow to get the papers to begin a background check and all will be well, or you will give them an eviction notice at the same time if said papers aren't presented.

I have never understood this? my girlfriend was staying at my place a lot of nights and the landlord was all up in my business. WTH does it matter, she isn't on the lease? I am. Im responsible for the rent, not her. If she isn't there im responsible for the rent. If she is there Im responsible. Like if I loan my car to her, does the bank care??

If your insurance doesn't cover her to be in your car, then yes, the bank does care.

When you sign the lease, you are making an agreement. If you don't like the terms, don't sign it.

My father had a tenant allow two other families move in with them. It was a huge issue.

If they pay on time and seem to not be tearing the place up I prob wouldnt do anything. But if they pay late a lot or destroying the place then I would start the eviction process. They signed the lease agreement.

Wouldn't you want to know if you had a felon living in your house? I think that's mainly the issue here not the rent.

I would think if you have a place to rent out it would be about the money or why would you do it? I guess they could be a felon and I could see how someone would have an issue with that. But a person that does not have a felony doesn't mean that they are a good person either. Yes they could be an arson with a felony or an arson that hasn't been caught yet too...

It's hard for some to find a place to stay, especially if they are coming from the department of corrections. Sometimes it takes years for young men to be able find a home. Sure, they made a mistake, but it may not be the mistake you want to think they made. But the reality is that they can't rent. Nobody will let them except homes that houses young men like them. Watch, observe, and then act accordingly. It may be OK. It may not. Follow your heart.
