If you can swing it and you plan on staying in the house go with a 15 yr mortgage.

Yup work your azz off to enjoy the nice things, only to lose them in a divorce. Then trying to regain ground...and face a $20k debit burying your dad. Then face anothe $3k a month to pay for your severely disabled mom's care. Oh and raising a high school boy and paying half your take home income in child support. Same story I know of a friend of mine. Dad ran a small business and put him and his siblings through college. The business suffered a severe fire that destroyed it. No insurance so my buddy put $40k on his credit cards to rebuild his dad's business. He pays the debit, not his dad (at least till his dad catches up). Being debt free can be temporary at times.

I don't consider being in debt as the devil. Managing your debt is important. I go from times of debt to no debt and back to debt, but generally my debt is making me money. To me, being debt free does not necessarily mean anything. Debt comes and goes, but you have to plan for it and manage it so it does not manage you.

I agree. But, most don't do that. I hear people say that they're using leverage to buy a car. Drives me nuts. Using leverage to buy a depreciating asset? That's not leverage. Leverage is when you try to borrow to make a return in my book. (I'm still debt averse. No wat around it.)

I am too old to be in debt. We planned it this way. Worked hard and blessed with a good career. Drove old cars and fixed them for years, bought some used vehicles for the kids when they started driving. Didn't buy more house than we needed. Stuff like that. Hope I live for a few months at least after I retire to enjoy it. smile

Debt is not a bad thing, as long as your investment percentages outperform your debt percentage.
Why use your money that makes say 10% when you can use the banks at say 3%.

We have house debt, truck debt and student loan debt. We paid one of hers off this week by taking a lower interest loan off her parents. Still have another education loan of hers and one of mine, which is minuscule.

On the green side, there seems to be a lot of guys that are relatively young and debt free and also own ranches. Good for them. I don't understand how it happened without making millions, but good for them. Good for anyone that can be debt free without help. We are trying, but it's not in sight.
