How often will a lake front cabin rent?

I have a couple of waterfront lots next door to me that I am thinking about building a cabin on and renting it to fishermen. Nothing fancy but it would be water front with steel retaining wall that you could tie up to and walk about 30 feet up a slight incline to the cabin. In a small cove out of the wind and boat traffic waves. Do you think this would be profitable? How many days a year do you think I could rent it? I own the lots and can build the cabin myself so it would just be material costs for the initial investment. Or I may even look into having one of those barn style sheds brought in and I can just finish the inside out.

I think you could rent it out quite a bit, there are tourneys on Cedar Creek every weekend, I would be a potential customer.

You would not have a problem renting it. Hard to make a profit with just one cabin. Profits start showing up with 5 or more cabins. You do not say whether you are furnishing the cabin, and would the cabin be fully stocked with all appliances and cookware/silver ware, etc. If all sheets/towels are furnished then you would have to do laundry and cleanup after each customer. (Keep in mind, spraying for bugs, bedbugs, scorpions etc.) Also you would have to pay taxes on all rental monies. Our county is 10%, 5 going to the state and 5 going to the county, you will need a tax number on that. Now to advertise you would need a web site. That would run around 220 a year, not including initial setup. Since this is probably in the country, you would have to inform all customers about the septic system, no grease, woman products, etc, down the drain or commodes. You might need insurance to cover yourself in case someone is hurt on your property. The above are food for thought from someone who has a little experience renting cabins to weekenders.

OMG! Not sure ccbirddogman was looking for all that.
Build it! Cost will be well below what normal is since you are doing it yourself and already own the property. When you rent it simply put the money (cash) in your pocket and wait for the next customer.
As far as advertising it, I believe you just did.

You might even consider a lease say for six months or even yearly. If you were to lease it be sure to have them sign a lease agreement with rules and if they violate a rule kick them out with no refund.
