It's a really pretty lake for being in NE Texas. You can always catch good numbers for the most part out there because the spots are huge in numbers on that lake but you can also catch quality. The crappie fishing can also be off the hook at times with BIG crappie. Bob Sandlin is next door, Monticello is 10 min away and you can be at Lake Fork Marina in 35-45 minutes depending on what part of the lake you live on.

Ditto ^^^
A friend took me to Cypress night fishing when I was 18 (been a long time ago). I got hooked. This is where I learned bass fishing. As luck would have it a few years later I got hooked up with a girl when I was 22 that had cool parents with a little money. They wanted to get a lake house somewhere. I took them to Cypress and gave them a boat tour. One week later they owned a nice little tri-level house in Panther Creek. What a great weekend place it was for this poor country boy from Leonard, Tx. It had a boat house with electric lift and all. We got married a few years later. We enjoyed the lake house for about 10 years. It was home away from home. It was heaven. Then my work sent me away. Since we weren't around as much they sold it (made $135 on it btw).

We miss it so much. Cypress is awesome. It is a great fishery. It gets choppy because the boat waves bounce off the retaining walls and back into the lake. On the weekends there are a lot of ski boats and jet skis. But if you go during the week you have it to yourself. Night fishing is great too.

These are my two largest Cypress Springs bass. These mounts are 18 and 20 years old. One is a replica, one is the real fish. I wish I had a mount for every DD I caught out of that lake. I knew that lake like the back of my hand. I knew where they were and knew how to catch them. I spent a many a nights by myself on that lake pulling big bass out of holes and brush piles. Man I miss them days.

If it ain't yours don't mess with it!

I'd look into some of the gated community private lakes.

Lived on Caney Lake near Jonesboro, Louisiana for a while. I hope to retire there.....This lake has a history of producing state record LMB's, 4 in all I do believe.....it has produced two 13+ pounders this spring signs that it is headed back to its former glory after being destroyed by the LWFD putting way to many sterile grass carp in it in the early 90's. The carp have reached the end of their life span and are dying off now and the lake is getting its vegetation back. The current state record is right around 15.5 pounds.

Good question. I would like a lake house. Not sure to pick just for bass fishing or try to get wife and daughter interested too. smile Fork would be my obvious choice now for Bass. Possum Kingdom for more recreational stuff. I need to check out Athens. I like Texoma and would have to think twice about. Maybe even a little ranch on Ray Roberts, there are some BIG bucks there running around those ranchettes.
