Sam Rayburn, we have a lake house there for almost a year now.3 acres , we love it!

Lot prices are all dictated by boat house water level. I paid more for a lesser house so I could have water under my boat. Like I told my realtor, I already have a house (in Dallas), I just dont have a lake. Main body lake lots are worth more then most of the houses on them.

You guys are right water level is key. I have friends who bought a house on granbury in 07 and the first thing they did was apply for a dock extension. Now four years later and they are about to start the application process all over again. It sucks because they paid big bucks for the house and the boats but their dock is only usable part of the year.
A five spot for a shot and a beer? And you wonder how we wound up here.

Texoma for me. I like fishing Twok but it is not much to look at. Texoma is way more scenic and has more recreational opportunities. Most of all the meth heads are not as thick but you still have to watch your stuff.

My dream house in Horseshoe Bay on LBJ Lake, no dock, no boat-house, but with my own launch ramp. This is a constant-level lake, with bass and crappie, and no alligators. And, it's not that far to Whitney, Rayburn, and Toledo Bend (lakes I like). The winters are not harsh, which is important for us. +1 When I was younger we lived in Horseshoe Bay..I have always told the wife when it gets time to retire it will be in the Marble Falls area.Lots of nice lakes close.
