I live in Tulsa, Oklahoma and I dont get to go to Fork as much as I'd like or even bass fish as much as id like to for that matter because I got 3 young kids and am self employed and blah blah blah. I'm either working or watching the kids while my wife works. But here in a few years, I am really gonna start hittin the fishing hard and I have always considered this idea......

Since Fork is one of the most Bass Fished lakes in the US and people from all over come here pretty much all year round, why wouldnt it be cool to own a house/cabin on the lake and rent it out all year round? Properties dont seem to high priced from what I have seen. And the times that I want to go fish fork, I will just block that week out for me and my friends/family. I assume that it would stay decently booked, especially if its a nice place. Make some rental income and also have a great place to stay when I go to Fork. Not a bad combo. I havent even started to think about the nuts and bolts of this yet so I am sure there are some pitfalls to consider, but I am just throwing out this idea. Is this a stupid idea or do I have something going here?

I live in Tulsa and have a place at lake fork. The market to successfully have a timeshare just isnt there in the lake fork area. There are just about the right amount of hotel rooms for the fishing population. With that said I could be wrong but I just dont see it.

If the location was convenient and you allowed 4 guests for about the cost of 2 motel rooms or maybe a little less then I think you would rent it quite a bit.

Stuff on the water always rents twice as well as stuff off the water....even if its water view it still doesn't do as well as water front.

I've owned a house on the coast and done the exact same thing.....there are tons of motel/hotel rooms there also but people prefer to rent a hose if the cost is roughly the same. One challenge you may have is finding someone to clean up for a reasonable fee...this can really cut into your margins on short term rentals...if you rent for two nights at $100 a night($200) but it costs $100 to clean it gets pretty thin being that there are only 4 weekends in the typical month....$100 worth of net revenue if it rents each of those weekends on a Friday/Saturday.

I'd rent....if you buy let me know, I'm interested in being your first customer. LOL

Baitfish.....I'll let you know here in about 3-5 years when I even start to consider it. LOL

Oh and to clarify, what I mean by renting: I actually mean it to be like a Hotel type rent geared towards the vacationing bass fisherman. Not a yearly lease or anything like that.

I agree about the waterfront thing. When I go down there, I really dont like to stay at a place that isnt waterfront. It just dont have the feeling.

some of the housing developments have it in the deed and restrictions or they have an h.o.a. that won't allow you to rent out for means of business. could of changed since I last looked into.

Far from a stupid idea. I dont know anyone doesnt like having the home away from home feeling...Do some research i think it might work.

I think it could work if you had the right set up. I think if a guy got a 2 car garage, or something that a guy could stay in and and secure his boat. It would give a guy a piece of mind with all of the theft problems that have been down there, it might be worth it to some guys.. Not sure if you'd make a killing, but if you're looking to offset some of the costs of having a 2nd home there or something, it'd be something to look into.

You would do good about, --in my estimation-- 4-5 mons a year.. Hot summer time July-Mid Sept=slow, Nov-Mid Feb= slow. I've looked into it myself, and we live on the lake weekends.
If you own water front $$$ the County thinks your rich, really.. I pay as much in taxes at Fork as I do in Arlington (with Jerry world)
At fork we have no sewer, no gas, no trash service, no street lights, etc... Your in the country now..

Fork does not do as much business down thear as you may think.I have been fishing lake fork for over 20 years and I wouldent even try to make a buck down thear.20 years ago yes .Today no way.But thats just me
