tell me the pros and cons of having this done; and a few references pls

Lasts a long time. Fasteners will rust before the roof needs to be replaced.
The one on my house has to be well over 30 years old, though it should probably be replaced soon.

Go with standing seam or other concealed types instead of R-Panel and avoid the exposed screws that have rubber washers that eventually deteriorate and leak. Standing seam/flat has less noise than R panel or corrugated types.

last forever on a true standing seam, no fasteners are exposed looks great 30% discount on your insurance , at least the roof portion
done a few for people on here

All above good info. We used U panels on both houses on the property but I do like the concealed fastener systems that are available nowadays. Unable to help you on referrals as I’m way south of you.

FWIW - We put standing seam on our last house and loved it. I'd like to do it on our existing house, but I am not sure a Tudor-style house would look good with it on there (or that our current HOA would approve). But I may try when the time comes.

Standing seam. Hidden. Fastener. 8 years old still look like new And has been through several bad hail storms.

Probably the only con would be the price compared to a shingled roof.
Everything else about them is Great.

Standing seam is better, but more expensive. R panel is cheaper and more leak prone down the road.
We used OSB with ice & water shield with R panel on our home addition (rest of the house already had R panel roof) and haven't had any issues with it. But if I was doing a roof from scratch I'd try to find a way to make standing seam fit in the budget. From what I've seen, quotes are all over the map on it, so you can probably find someone affordable if you look.

Standing seam is real high. R-panel is more affordable. If installed correctly it will not leak. Mine is 13 years old. Zero issues and zero leaks. Even if you had to hire someone to replace the screws in 15 years, it wouldn’t break the bank.

make sure the metal roof doesnt extend more than 2 inches beyond facia or you will have to either use roof straps for the gutters or have to have it cut back, which will void your warranty.

Our house is standing seam, It's going on 10 years old and has weathered 100 mph winds and multiple hail storms. I thought the wind was gonna be the end of it but it survived and still looks new.
