Standing seam is best roof you can have but cost is prohibitive unless you already have a real high dollar roof already. As mentioned the r-panel’s only real issue when installed right is the washers deteriorating in 12-15 years from our heat and sun then they can start to leak. Can replace screws usually once but normally have to replace a lot bc it’s impossible to tell which one is leaking unless screw backs out or wasn’t installed flush and that happens too. Aster replacing screws once you normally have to getter bigger screws next time if you have to do it again. I’d love a standing seam but not taking a loan out for one.

Doesn't Mueller and others offer concealed fastener panels for about the same money as traditional standing seam?

The condensation runoff takes a bit to get used to, but makes a great place to put plants that need water. wink

I converted from asphalt shingle to R panel 10 years ago. It's been great. I plan on changing screws either this year or next.

At our lake place at Sam Rayburn. I had my roof guy leave my shingles. Where pretty good on the house, not so much on garage. Lost a few in a storm. I had him lay foil sided foam 3/4 inch thick between 1x4’s. I can’t remember which metal panels we used. I know leaving the old shingles, foam insulation and metal roof sure helped with cooling.

Thanks, Billy

changed to R panel 11 years ago with zero problems. Fasteners look like they did the day it was installed. Couldn't be more pleased.

The roof panels are decoration, the main protection is the underlayment, it must meet astm d 1970 for nail seal ability and it must be high temperature rated and a min of 40 mils thick. The panels should be 24 ga for most residential applications whether it’s a concealed fastened standing seam or an exposed fastened R panel, another panel to consider is a mechanically fastened 5v crimp. Properly fastening is the biggest issue I see on failures, standing seams should be secured with floating / sliding base plates, and placed at most 30 inches on center, closer in the perimeter zone near the eave. Zee closures need to tight to the ribs secured with 4 fasteners and sealed with butyl tape or silicone, if the installer uses polyurethane they are creating leaks.

For the guys replacing R panel fasteners, remember to install fasteners one size larger than the original screws, and make sure your laps are secured at 1’-0 “ on center.

1’ is overkill on laps and most 24 ga r panel is a softer grade d 50ksi instead of grade e 80ksi.

Our group installs a Berridge Weathertight system, where the metal panels are the real roof, I believe on your upper end systems the panel is definitely the roof.
Take Euless Fire Station #1, the underlayment is important of course, but the main purpose is to protect the building during install. We can roof a structure with Polystick tile & metal underlayment & it will not leak. Also Berridge has to approve the underlayment.

16 inch Standing seam. Hidden. Fastener. 14 years old still look like new Saved on insurance premiums
And has been through several bad hail storms. Best Bang for your buck. House across the street has had 3-4 roofs in this same time.

Our house was erected by me from a Mueller kit and framed inside with wood. The roof is R panel and has withstood some fairly large hail in the 25 years since it was built. Still no leaks thankfully!

@% year old neoprene washers are near the age of death. A days work changing them out might save you some headaches. I do recognize they are probably American made and thus much better grade rubber.
