I've been told for years to start up my own place. I don't want the headache of owning my own place. I have a perfect symbiotic relationship with the university. I run the program, make the lion's share of the fees and in turn, they get a well-run program and one that helps fund other programs. I can keep the costs to the clients low and help people in the long run. I am the lowest cost massage therapy place around and there's no tipping. I am also one of the most sought after. I could charge a lot more, probably should, but people are broke and I don't have to worry about the overhead costs. Plus, I've been around for almost 10 years, so advertising isn't really an issue. It works out well...but it is a unicorn type situation.

I miss the little Mom & Pop hamburger joints that seemed to be in every little town( Dixie Dog, Peppermint Pad, Tiger Den, etc) Post still has one but most have gone to Dairy Queen and alot of them have failed in West TX. A cherry vanilla coke is like a 🦕. Same thing with skating rinks, bowling alleys and movie theaters.

The hamburger Bar, Chips burger village and a little further back was Ralph's drive in all in Palestine and all were awesome. And all are now gone..... if I was at a different place in life I would move back and reopen one of them. I could pull it off I'm pretty sure.

And if you come thru Weatherford take 180 and hit the malt shop, it's one of those places that when it's gone it's fine and there won't be another like it.

Food trucks come and go so frequently out here around cedar creek it’s near impossible to keep up. In Tool a city councilman has opened two venues with one being a premium steakhouse with Dallas standards chef and prices. There is also a fairly new bar b que named Walkers in Tool. It is very busy and well spoken off by local diners. It is reported to be profitable and is for sale. It will be interesting to see how these do as the lake area is very hard on startups.

Oh wow, that's like a block from my old house. Didn't know that. That place has been so many different food places. I remember back in the early 80's it's was a small convince store was called Jackson's grill. How long have they been there? About 2-3 years. He went in there after a few other places failed. Big bob was right, it's not a great location, but there is a pretty good flow of traffic down Little Rd.

Google maps is showing the place as Millsmade BBQ. That's way behind. That place has been gone for several years.

It depends on lots of stuff Bob, but unless you are running a lemonade stand or a snow cone stand 650 a day sucks. There are places running 2 million a year not making a nickle What's the name of your restaurant Wawi?

On the other hand, Belzoni's catfish cafe is hanging in there and honestly has the best catfish in the metroplex.

Posting it for good JuJu to Wawi’s place- It will be on Dec 7th from 7 till the last man stands or Wawi kicks us out. It will be at Old Town Ice House in Keller (148 S Main St Keller, TX 76248). Once again we will be collecting toys for toys for tots. Last year we filled up my wife's Jeep Grand Cherokee (with the 3rd row) to the brim with toys bikes and all kinds of goodies for the kids. Let's try and fill up more than that this year.

People are pissed, their budget is thin, eating out has gotten expensive. They blame the restaurant. The restaurant has very little to do with the price of food. Unless I want to get into cattle biz and open a processing plant I'm at the mercy of the beef industry. Unless HappyKamper wants to open a catfish farm and buy a shrimp boat he is at the mercy of those people. And little things like insurance and all thos thread about homeowners insurance, well we pay insurance too..... and everything else just like Joe q public. So we have the choice, either go up to try and cover it or go broke selling at a loss. What is going on now is sales are falling because the consumer has reached a breaking point. The strong will survive, the market should correct at some point, rents will reset. But it's a nasty process. Commercial is a scam for renters- if we could just get triple net leases for residential…
