That's nuts.

I got the emailed proposal.

It does not say. There is no breakdown of anything. It describes the work to be done in a paragraph. Does not tie any of it back to labor or supplies.

I was off on the price as well. Its more than I told yall.

Just had a guy out to quote me on an acrylic shower for the guest bathroom. Thought it would be cheaper than tile. Its not as nice but you know, its a guest shower that is rarely used.

Figured convert the tub to walk in shower, put in a new plastic drop in basin, throw some panels up, no glass just a shower curtain is fine... they can do it in one day, its that easy.

I was thinking 3-5k. NOT!

$17,465.

What a rip off.

The guy was super nice and used about 8 different sales tactics which I kind of stopped by saying, "Look Adam, if you removed the "one" from the front of that number I would still think it was too much... Sometimes the gap is too big and thats fine..."

Dang, Seventeen Thousand. Not a full bath remodel, again that was JUST the wet space.

Call Joel Carrington 214-770-7978 he's a TFF'r and can get you a quote.

He's doing mine and is very reasonable. Doing my fence too.

1.Go to a carpet and tile store.
2. Pick out your wall and floor tile.
3. Tile salesman will schedule appointment for installer to come to your house and look at job.
4. Get quote for a real tile shower, it’ll be 8k.

Okay, we paid about that, and I think a couple of grand less, for a full remodel in the bathroom and partial remodel of the kitchen (granite countertops and painting of the walls, ceilings, and cabinets), and the painting of the living room along with crown molding installation...back in 2021. Someone thinks you robbed a bank.

This is the route I’d go. Plus you could also learn about buying burned up properties or properties that have been impacted by other various natural disasters.

Oh No...

Not everything is cheap. Think upwards of $5000-$7000.

Any chance of learning about sound decision making, relationship advice, or anything helpful along those lines?

You would at least learn how paying a higher rent payment, is actually a better financial move than paying less each month for a mortgage payment.

It's the same as leasing a car. Turn it in at 10k miles, get another one, or keep it longer. If the engine blows up, get another ride.

If the toilet in this house blew up. I ain't paying for nothing. Mr Landlord is. He already had the place remodeled before I moved in. Thanks.

My house is paid for. No landlord to set the rules. You'll pay forever.

Solid. Comparing a depreciating asset to an asset that increases in value over time. This is some of that wisdom that I was hoping to gain.
