If the toilet in this house blew up. I ain't paying for nothing. Mr Landlord is. He already had the place remodeled before I moved in. Thanks.

Solid. Comparing a depreciating asset to an asset that increases in value over time. This is some of that wisdom that I was hoping to gain.

It’s as if Dave Ramsey is our very own TFF financial advisor.

Huh?

Depreciation to whom? Your only job is to pay the payment and take care of it. Everything else is taken care of. If a hail storm blows the roof off this place. Not my property. I'm the head in the bed. The butt in the seat. The little guy.

No doubt he has a nice collection of those limited edition “silver” coins from those late night 90’s infomercials.

Is that Dave Ramsey 101 or is this learned in the master level classes?

This is the route I’d go. Plus you could also learn about buying burned up properties or properties that have been impacted by other various natural disasters.

Any chance of learning about sound decision making, relationship advice, or anything helpful along those lines?

You would at least learn how paying a higher rent payment, is actually a better financial move than paying less each month for a mortgage payment.

And glasshoppergrill can teach you how to kill a man with nothing more than a rolled up newspaper, hang shower curtains in your hallway and cut your summer electric costs to $30 a month and can convert your den into the Sistine Chapel including an Iroquois sweat lodge for $2,500

That's nuts.

I got the emailed proposal.

It does not say. There is no breakdown of anything. It describes the work to be done in a paragraph. Does not tie any of it back to labor or supplies.

I was off on the price as well. Its more than I told yall.

They probably prey on the poor people who want to make payments till the end of time

Yes.

The sales guy even said, "Just think about it as $200 a month..." I literally said, "I am sure that works a lot, but I dont think that way brother".

Guy knew he wasn't going to turn me. Especially when I showed him the master shower/ garden bath tub, which is much bigger, that I just had done in beautiful tile, with frameless glass, moved a drain etc. for half his price.

I really thought this being an inferior product it would be cheaper. Hopefully this saves someone time... i.e. do not call them unless money is not a concern and you like to pay high prices for tier two products.

They do get it done in one day though! And put down tarps where they walk. Per my estimate. That is worth 10k right?

You should be able to get one of those installed for under $2000 for the BEST one out there. Steez, you got it done REAL cheap bro. I am in the middle of remodeling a rental, tearing out BOTH shower surrounds and tubs, new plumbing and proper waterproofing behind them, 12' x 24" nice tile, new tubs, new shower heads and faucets, painting the entire home (granted only 1250 sf), all new light fixtures, repainting 3 sides of the exterior where the hardiboard is, trim up the trees and shrubs. $16,500 for the whole enchilada. Only thing extra I'm buying is a new stove.
