Son of a Basturd.
Had my phone ring up most of the afternoon and emails. The, 'manager', is doing a walk through on this property. I find that it's extremely irritating. There's supposed to be walk through on the day you move in. So both you and the company can observe the condition of the dwelling. The starting point for the judgement of normal wear and tear. Before the lease is signed.
Well, I never got a walk through. I signed things on the Internet. Got thrown a key at their local office. (That was the wrong one. Went back, office is closed. Then I was given the combination of the lock box residing on the door knob on the phone.) I move in. I was then given a checklist to fill out, and I did, a couple days later. Returned. Noted everything I could see. Knowing nothing about the fireplace metal frame being grounded out with the house wiring. Or the outlets, or the AC. A professional company would have gone through the house and checked everything before you place a tenant in it. These guys didn't. It wasn't even clean. It looked clean-ish but was really nasty.
I asked why is there a walk through? Answer, because of all my complaints. Which were mainly AC related. Two months later they wanna do an inspection. When it should had been done on day one.
What really pizzes me off. Besides letting a total stranger into my home.. I've improved this place. And this fool of a manager is going to think it was this condition before I moved in. My deposit is what's at stake. I do not trust any of these people. My first impression has been burnt.
Oh, and they gave a date of the 13th. I better be here or it's $75 added to rent. No appointment, window of 9-5. All day.

The A/C situation should have been fixed. You shouldn’t have had to go through all that to get cool air.
On the other side, you seem to be a high maintenance tenant. They are probably going to try and get you out of there if they can to get some relief.
This tactic will work. Either the renter will stop all the complaining immediately or move out. Either way it works.

You keep spitting out codes and rules like you’re an expert on the matter….yet you signed your name to the contract? Sigh* I signed the contract but I didn't choose these existing problems. There's a difference. Next time, Ill grow X-Ray eyes. As for me looking up the Texas Property Code. I don't remember saying I was a lawyer. But if read the thread. Everything got worked through correctly. Solved. And Good Sir. It's not bitching. It's a description of this town. And what other opinions you may have. Not a one pays a single bill of mine. Or buys the second packet of Demon. Which I sprayed today.

That's why I'm here. I want to buy. I have a year to get it done. I want the last place of my life. A house I could paint. Build on. Actually give a damn about the yard and I will have chickens. Renting is only as good as the company/landlord that's running it.

I looked up when this place was last sold. One side.
Built in 1984. Last sold was in 2017 at between $40,000-$60,000.
Today's estimated value. $140,000 (one side of a duplex. Yard including the house. It's about 4400 square feet total.)
My rent is $1100 per month. In 2019, these places were renting for $650.

The gift keeps on giving.
Scheduled walk through was today between 10am to 4pm. At around 9:30am. I get a text. Not a call, text. The walkthrough was cancelled, we'll let you know. After 7 days wait. I text back questions. Then get a call. Saying something urgent came up. No walkthrough today.
Today was a day I needed to get something done. It required another person to be there in person. The other person had time off, during this 10am-4pm (appointment?). Well, my friend took on other things. Because I couldn't be there. It'll be days(week) before we can meet up again.
All to avoid a $75 dollar fine for not leaving the door unlocked. Experiencing a total stranger, "inspect" my home for damage, after 4 total maintenance calls to fix the AC. Walking all around my bedroom, living room, bathrooms. Checking cabinet doors.
Why wasn't the inspection performed before I moved in? Not three months later?
It's a feeling of not having privacy. There hasn't been a single month yet. There hasn't been people inside my home.
I expressed I didn't want this hanging over my head. Response; "We'll give you another 24 hour notice".
Sigh*

Man....
Went to pay rent online. There's a freaking $75 dollar extra charge for, "maintenance". I get on the phone and I'm told the manager of the property will call me back. Only he can explain the charge.
So after the call, I head straight to the office to talk to someone in real life. An incredibly nice lady looks it up. Explains she's the manager of the property. Explains it's a charge for a maintenance call for something you can fix yourself. Like a lightbulb, something stupid. Well, I can't fix my AC system. She removes the charge. Big Thank You to her.
I expressed I'm never calling maintenance again. Oh hell No, if it's gonna be a charge....I CANNOT afford. She says next time there's a problem, come directly to her. Which is a crapshoot because out of 5 times going to the office. She isn't there out of three.
And get this. The, "manager" calls me back while I'm talking to the manager face to face.
Whatever...
