Also told her I fixed the electric problems myself...free of charge to them. Had a friend that's not scared to get popped with 120v. Lol, he got popped alright. I asked him twice if he wanted me to turn the power off. He told me, then he wouldn't know which faded wire from 1984 was hot. (that's why I got him to do it)


Next time, Ill drop off the receipt.

No I don't, I'm blessed.


Gonna borrow a power washer because he borrowed my Dewalt orbital sander. He has the round floor cleaner attachment. The driveway and sidewalk are stained with tar off the roof. It'll clean up nice.

I like a nice house. I'm the type that hangs up nice curtains. Polishes the kitchen sink with a pristine stove top.


I'm doing good. Not a problem in the world...this nice afternoon.

I pay 1100 mortgage a month for a 3/2/2 (1700 sq ft) on a 1/2 acre with a 30x40 shed on it 2 miles north of cove. Outside of city limits. I think i paid $145 k for it about 8 years ago.

Pm me the property management company. There is alot of shady ones around here fer sure.

Your property is now pushing $400,000+. I couldn't afford that even dumping my entire savings into it. Because math only works one way.


These rental guys ain't shady. They haven't stole a dime or cheated me. The internal structure seems a maze. I'm getting use to it.


My house range is $100,000 to $130,000.

Next pain....I got an email last month saying I'm required to have the carpet, "Professionally" cleaned at 6 months. Professionally meaning, I can't do it myself, even renting the same equipment. That's straight up retarded. Am I supposed to move all the stuff out the house so they can clean it? Or are they just supposed to vacuum next to my bed, under the night stand? Around my clothes?

These carpet guys charge ~$75 bucks to clean a couple rooms....that have nothing in them. No furniture. So how much of discount am I going to get with them cleaning a fraction of the square foot space?


Carpet cleaning at 6 months is just stupid. And besides, we're not pushing the fact that the carpet getting, "Normal dirty'. Is normal wear and tear. A responsibility of the landlord. I can see carpet cleaning before and after a tenant moves in and out. Or at the year mark.


But at 6 months with a house filled with furniture? That's amazingly goober.
