Are those spider eggs? The AC filter is over a year old. No wonder it's hard to breathe. Sneezing and fatigue.

The only reason I'm here is because it's the cheapest place to live in Bell County. Houses for soldiers.


I thought this house would air out but when your sleeping. You wake up to a funky smell. Breathing it. The smell is now on my clothes and bed.


As you can see. The filter funk is all throughout the AC system. You can see black looking mold in the AC vents.


Not mentioning, a toilet leak, 6 outlets not working, mold on the shower ceiling, my description of the smell is nothing to the garage. A smell that will not air out.


I've taken pictures. Documented everything. Because, Man....if I get sick from this...it's on like you wouldn't believe.

Maybe change the filters and clean you house? Is it really that hard?

I was never given a tour. The first key they gave me didn't work. They took my deposit and then handed me an inspection list. I listed everything. Nothing back from them.

What's jacked up. I help a friend work on these houses. Not this one but others. Same exact ticky tacky duplexes built in 1984. This duplex is the worst one I've encountered out of 7 others.

I should've known something was up when the neighbor asked if my side had a bunch of water stains.

Spray some Lysol in the air intake vent while it's running.

I was stationed at Fort Hood from 75 thru 78. If Tx. ever needs an enema, Killeen is where they'll stick the hose.

Odoban has been applied. Now it smells like eucalyptus and funk. Straight up the AC unit. And why am I having to disinfect a house that was to be cleaned before I stepped in the door? What's my rent money for?

I'm not their maintenance man.


The toilet leak is fabulous. The outlets, hilarious. This place has some serious wiring issues. None of which anyone would have caught unless they had an electrician inspect it. Do I have to pay for that too?


My side is fresh painted. The other side isn't. The other side is owned by a different company. And the condition is a reflection of the whole structure.


All I wanted was a nice, clean, and healthy place to live. But no of course not. Not when urine and feces water floods the bathroom floor.


Another thing, no inspection would detect. Not until you start using it.

At least it's not camp lejune.

Killeen exists because of federal paychecks. Killeen produces nothing. It's built on rock and cactus.


If the federal government closed Fort Hood down. This place would go back to what it was before. One big goat farm. Because that's the only thing you can raise on this rock clay soil.

Check the ac coils, they probably look like that filter.

I lived there for several years. Baby momma was a police officer there when we met. It's a [censored] hole.

Again. I'm not the damn maintenance man. I'm not taking $hit apart to inspect an A coil. That I know good and damn well looks like a furry opossum.


If the filter was that bad. The entire system resembles that filter.

I was the DC (coached) at Killeen HS 1989-1991, the longest 15 years of my life. I lived on Wickfield Way, right behind Long Branch Park. Killeen was a chithole then and I’m sure it’s gotten worse. Best of luck GHG.

Call the building inspectors office and file a complaint and ask for a inspection. Show them what you have found. They should respond and contact the landlord.

Maintenance man came by today. He had to use a translator on his phone to communicate.


He knew zero English. Not even, Yes or No.


The AC guy came by yesterday. He removed a panel and sprayed the A-coil. With a spray can of smell good you can get from Lowe's. You'd be surprised how much bleach I've sprayed up the unit before he got here. And for 15mins, my house smelled clean and fresh. 30minutes later, it's back to stinking. The entire garage was sprayed with bleach. It seemed like it helped. But nope. The musky smell is the same strength.


I tell ya what gentlemen. Taking a nap here makes you feel like your on heavy drugs. Like walking around in a blur. Double vision with the kicker. You know you're asleep. You try to wake up but all you do is get more heavy.

Oh, and here's another story. About a year and a half ago. There was a murder victim found in one of these duplexes. The body was found after some days. I remember seeing crime tape but never drove over here to see exactly where. I asked the rental company if it was this one. They gave me a stupid look and denied it was this one.

I really do not want to look up the address of a murder and find out it was this duplex. Because I know it wasn't either of the two close by the curb.

Little secret. Every dwelling on the entire block has mold in it. Black mold? Don't know, you gotta have it tested. I've seen behind the sheetrock on several places. Powdery mildew mold.

The bathroom walls? Behind the tub? Under the sink cabinet? You bet.


I live in a ghetto. It doesn't get much better then this. I'm just glad I didn't end up in the murder house. I couldn't live there but someone else is.


I got a year to look for the last house of my life. No rushing. Making damn sure it's what I want. And it's not going to be in Killeen. Unless it's cheap with a certified mold inspection.

I like Gatesville. I also like Elgin but its a ways south.

Forgot Morgan's Point. Where whitetail deer will walk up and stick their head in your grocery bags.

Had a house fire when I was young. Trailer house. My father thought I had died in the house. But I ran to the neighbors to call for help. He was headed into town. Forgot the reason.


I grabbed the water hose. Burnt my eyebrows off. Electric problems. The fire is visible to me and my Father's look when he saw me.

It's a horror show in the garage. As soon as I woke up. I went to go look. There's two cockroaches with legs in the air. Twitching.


Demon kills them slow. I'm going to back my ride out here in a bit. Inspect for more. Hopefully the two awaiting the long sleep are the only two I spotted earlier.


Two packs to half gallon. Twice as strong. All they gotta do is walk across any spot I sprayed.


There was 4 dissolve packs. I'll hit them again in a month.

The other day I noticed police flashlight marks on the front door. They really knocked hard. Left a half dozen dents in the door.


The previous guy, I'm guessing, was arrested. All his mail from bills to sensitive information kept filling the mail box. Like the guy dropped off Earth. Then it completely stopped after I took over the mail box.


My spider sense is telling me, I need to check the attic. You never know if the police missed something.


Here's the dents. The specks are blood like someone swatted a mosquito. On the outside of the door. Maybe one tried buzzing a cop so he beat the hell out the door to get it. The others are snail poop I gotta clean.

Maybe consider buying your own home? Renting is just throwing your money down the crapper

Oh my goodness. AC has been out going on day 2. Repairman came out today. Says the circuit board that controls the AC is trashed.


He has to get another green light to fix it.


I call the property management. Expressing that unless the AC is fixed. I'm getting a motel room because I'm not going to even try to sleep in 83-86° temps, if it's not fixed today. Asking where they'd like I turn in the invoice. They say nothing. 'They'll call me back'.

Ok. I'll give them an hour and I'll call them back.


I'm guessing they think I'm so low on the ghetto food chain. I won't make a renters insurance claim. A claim the insurance will go after them for.


I heart Killeen.

Called back to property management received a different person. He reports he didn't even know the repair guy showed up. Has no idea about any estimate.

That's fine. I report I'm calling insurance. (you could hear his mood change.)


Called Progressive and Ole' Boy. Claim made for the AC unit and every electronic device in the house. Motel room.


Advised to take pictures, save every receipt. Good thing I started yesterday taking pictures of an AC thermostat showing temps between 83-86.


Took pictures of the temp on a Fluke IR Thermometer showing 93-102° surface of every electronic device of mine. To include not my property but Spectrum's. No idea the temp range these things are allowed to get. My TV is pushing 93.


The rental company has today to fix it. If they do. The claim is dropped. If not, claim ON.

I'm pretty sure the insurance adjuster is going to call up property management and ask WTF?

Preferably at least a half a can. Change filters. Wash the walls down with a Lysol or PineSol cleaner solution. Live healthier. Anybody that eats grasshoppers and carries a Glock should know these basics !

You basically posted 3 times in this post that he should buy instead of renting.

And pour a cup of bleach down the drain out. Because if that backs up. It causes even more drama. The nasty funk water won't drain out the drip pan for the A-coil. It'll start smelling and rusting. Every month.

No. And all the insurance wants to do is give me money. They can't do anything about the AC. Landlord property, normal wear and tear.


Insurance says they're calling them to try and get me help. Whatever that means.



The only avenue left. Complaint to the Texas AG and city of Killeen. Leaving a happy note with the BBB.

However, there's a bright side. A big glowing light over the horizon.

According to Texas law. The temperature plays the biggest part. The landlord has to fix it quickly. A few days is considered quick. We're on day two.


Remedies are fixing it myself. Charging the property management. That requires a certified letter of notification. Subtract cost from rent.

My first thought pulling into Killeen on the bus in 1989 reporting to Ft Hood was what a shizzhole.

I worked on Fort Hood as a civilian quite a bit, it wasn't that bad, and security was pretty laxed to be honest

I exited the birth canal in Killeen. I don’t remember much about it but I popped out fairly easily I think. I don’t have any tong scars on my head.

My grandmother owned about 27 different pieces of rental property. One thing I learned watching my grandmother. It was kinda like what do you do with rental property if you want to make money………you do nothing. Thats the reason that AC filter looked the way it did.

I'm getting calls from all kinds of people. One was her son, crying. Wanting to hear her voice one more time. But instead gets my semi bright disposition self. And I'm not much of grievance counsellor. Especially after 9pm.

Had my phone ring up most of the afternoon and emails. The, 'manager', is doing a walk through on this property. I find that it's extremely irritating. There's supposed to be walk through on the day you move in. So both you and the company can observe the condition of the dwelling. The starting point for the judgement of normal wear and tear. Before the lease is signed.


Well, I never got a walk through. I signed things on the Internet. Got thrown a key at their local office. (That was the wrong one. Went back, office is closed. Then I was given the combination of the lock box residing on the door knob on the phone.) I move in. I was then given a checklist to fill out, and I did, a couple days later. Returned. Noted everything I could see. Knowing nothing about the fireplace metal frame being grounded out with the house wiring. Or the outlets, or the AC. A professional company would have gone through the house and checked everything before you place a tenant in it. These guys didn't. It wasn't even clean. It looked clean-ish but was really nasty.


I asked why is there a walk through? Answer, because of all my complaints. Which were mainly AC related. Two months later they wanna do an inspection. When it should had been done on day one.


What really pizzes me off. Besides letting a total stranger into my home.. I've improved this place. And this fool of a manager is going to think it was this condition before I moved in. My deposit is what's at stake. I do not trust any of these people. My first impression has been burnt.


Oh, and they gave a date of the 13th. I better be here or it's $75 added to rent. No appointment, window of 9-5. All day.

The A/C situation should have been fixed. You shouldn’t have had to go through all that to get cool air.

On the other side, you seem to be a high maintenance tenant. They are probably going to try and get you out of there if they can to get some relief.

This tactic will work. Either the renter will stop all the complaining immediately or move out.
Either way it works.

Renting is only as good as the company/landlord that's running it.

I looked up when this place was last sold. One side.


Built in 1984. Last sold was in 2017 at between $40,000-$60,000.


Today's estimated value. $140,000 (one side of a duplex. Yard including the house. It's about 4400 square feet total.)


My rent is $1100 per month. In 2019, these places were renting for $650.

The gift keeps on giving.

Scheduled walk through was today between 10am to 4pm. At around 9:30am. I get a text. Not a call, text. The walkthrough was cancelled, we'll let you know. After 7 days wait. I text back questions. Then get a call. Saying something urgent came up. No walkthrough today.


Today was a day I needed to get something done. It required another person to be there in person. The other person had time off, during this 10am-4pm (appointment?). Well, my friend took on other things. Because I couldn't be there. It'll be days(week) before we can meet up again.

All to avoid a $75 dollar fine for not leaving the door unlocked. Experiencing a total stranger, "inspect" my home for damage, after 4 total maintenance calls to fix the AC. Walking all around my bedroom, living room, bathrooms. Checking cabinet doors.

Why wasn't the inspection performed before I moved in? Not three months later?


It's a feeling of not having privacy. There hasn't been a single month yet. There hasn't been people inside my home.


I expressed I didn't want this hanging over my head. Response; "We'll give you another 24 hour notice".


Sigh*

Went to pay rent online. There's a freaking $75 dollar extra charge for, "maintenance". I get on the phone and I'm told the manager of the property will call me back. Only he can explain the charge.

So after the call, I head straight to the office to talk to someone in real life. An incredibly nice lady looks it up. Explains she's the manager of the property. Explains it's a charge for a maintenance call for something you can fix yourself. Like a lightbulb, something stupid. Well, I can't fix my AC system. She removes the charge. Big Thank You to her.


I expressed I'm never calling maintenance again. Oh hell No, if it's gonna be a charge....I CANNOT afford. She says next time there's a problem, come directly to her. Which is a crapshoot because out of 5 times going to the office. She isn't there out of three.


And get this. The, "manager" calls me back while I'm talking to the manager face to face.

I'm curious to who the phone manager is if she's my manager.... But deep down, I don't give a shat. You wouldn't think $75 was that big of deal but damn if it ain't.


Also told her I fixed the electric problems myself...free of charge to them. Had a friend that's not scared to get popped with 120v. Lol, he got popped alright. I asked him twice if he wanted me to turn the power off. He told me, then he wouldn't know which faded wire from 1984 was hot. (that's why I got him to do it)


Next time, Ill drop off the receipt.

No I don't, I'm blessed.


Gonna borrow a power washer because he borrowed my Dewalt orbital sander. He has the round floor cleaner attachment. The driveway and sidewalk are stained with tar off the roof. It'll clean up nice.

I like a nice house. I'm the type that hangs up nice curtains. Polishes the kitchen sink with a pristine stove top.


I'm doing good. Not a problem in the world...this nice afternoon.

I pay 1100 mortgage a month for a 3/2/2 (1700 sq ft) on a 1/2 acre with a 30x40 shed on it 2 miles north of cove. Outside of city limits. I think i paid $145 k for it about 8 years ago.

Pm me the property management company. There is alot of shady ones around here fer sure.

Your property is now pushing $400,000+. I couldn't afford that even dumping my entire savings into it. Because math only works one way.


These rental guys ain't shady. They haven't stole a dime or cheated me. The internal structure seems a maze. I'm getting use to it.

It's a small world around here. The reason I keep posting to this thread. Everything I say goes right back to the rental company.


Next pain....I got an email last month saying I'm required to have the carpet, "Professionally" cleaned at 6 months. Professionally meaning, I can't do it myself, even renting the same equipment. That's straight up retarded. Am I supposed to move all the stuff out the house so they can clean it? Or are they just supposed to vacuum next to my bed, under the night stand? Around my clothes?

These carpet guys charge ~$75 bucks to clean a couple rooms....that have nothing in them. No furniture. So how much of discount am I going to get with them cleaning a fraction of the square foot space?


Carpet cleaning at 6 months is just stupid. And besides, we're not pushing the fact that the carpet getting, "Normal dirty'. Is normal wear and tear. A responsibility of the landlord. I can see carpet cleaning before and after a tenant moves in and out. Or at the year mark.


But at 6 months with a house filled with furniture? That's amazingly goober.
