You need to sell the land with the trailer. You also need to find a buyer that thinks title insurance is a rip-off.

So you are selling a trailer on land with a bunch of other trailer dweller types squatting on distant family members land? Sounds like an episode of Cops in the making.

Half of the homes have people live there year-round and pay a monthly fee, while the other half come down when they want. The property is well maintained by my wife's cousin who lives on the land too. Yes, I agree not owning the dirt is a big issue as I didn't want to purchase the trailer when my wife did years ago, but it's been fine. We have 2 carports for the boat and vehicles, so it is fine for us when we go down there to get on the water, or hunt on the core land right next to our property in the winter. There is a contract for the buyer regarding being able to keep the trailer on the land etc, as everyone has their own water meters, utilities too.

So its a trailer in a mobile home park that happens to be owned by your kin.

I would list it that way. How much is the spot rent? Assume there is a lease on the spot and so forth.

Would have to see the trailer and some pics of the property to say what one might pay for it.

No, they don’t want to sell the land it appears as that is something we initially were interested in a few years ago. If anything changes I’ll let you know Brian.

I think the monthly fee is about $200-250 Dan

This is private land that “backs up” to core govt land….but I bet there’s some gray area somewhere with one toke over the line.
