I had a crazy dude trying to get me to invest in his "build to rent" houses in whitewright. He was 100% convinced rate cuts would start late 2023 and that taxes were less than $100/month the way he builds them and that insurance was no more than $50 a month and they'd cash flow great. I tried to explain math to him, and he wouldn't listen. His condescending emails ended with, "all young investors have a deal they look back on an regret they didn't jump in. this is yours." I couldn't stop laughing...I just told him to email me with an "I told you so" when rate cuts hit in late 2023, and an "I'm sorry" if they didn't start cutting til 2024. I'm not holding my breath for his reply.

Yeah lets just lower them to near zero like a few years ago. That way all the huge property management companies will once again start buying nearly every house that comes on the market. They outbid everyone else then rent to anyone including Section 8. They drive up appraisal cost where we are paying more in property taxes and the only way a lot of young folks will ever be able to afford a house is with their parents help.

I actually prefer the interest rates about where they are right now for this reason.

To a point that is correct..to a point. Summer blend is a little more expensive to make but not to where we should see any more than a 5 cent jump. Something is going on as we speak at the oil refinery in Hattiesburg, Mississippi. I just got an Email from my supplier telling me the Targa is buying up a lot of gas today for odd reason.
We shall see how this affects us by 3 pm today.

What is crazy is the amount of Credit card dept has skyrocketed in the last 20 months.
Insurance rates are going up dramatically as well, have you seen your bill lately.
Then there is this big issue with all the loans on all of these empty office buildings will now be coming to head. DFW occupancy on office space is over 30% unleased.
Feds policy is they don't drop interest rates until inflation starts coming down.

Some of this inflation is also the result of manufacturing bringing back manufacturing from overseas - complain about something not being made in America, but you complain about the higher prices because these factory workers get paid more than $1 per day in the sweatshops overseas or in Mexico.

Get used to it America it isn't getting any better. The rich are gonna get richer and the poor will ....

Yeah it is.

I asked for lot addresses and he finally sent them. When I found the "addresses" it was an open field with no road to it, no water or sewer or electric...I don't think it was a scam, but it was one of those "sometimes the best deals are the ones you don't make" moments.

I had a fellow church member offer me his duplex and 2 adjacent lots not long after that for a fair price and he offered to owner finance them, so I was really glad I didn't have my capital tied up in that crazy dude's stuff up in whitewright.

I moved out of a couple stocks today and parked some more in money market deal paying 5.2. I'll get paid to wait.

In 94 we paid 8.25% for our mortgage and in the late 70s thru the early 80s it was in the high teens. The fed needs to raise it a couple of % more.

Stock market is steadily rising which I would assume is not inflation friendly for the moment. I doubt we see a rate adjustment soon, but who knows when politics get involved.

If rates go past 8%-9%, the housing market will crash hardcore. We have a decade of house prices built on 3% interest rates. It's really nothing like the 80s.
