I agree. We had a hot tub like that 25 years ago ( about $4K new). Very little maintenance and fantastic way to relax in the winter. The colder the better. We didn`t use it the summer thoughconfused 3. Probably add value to the property instead of turning buyers off. If you move, you can take the hot tub with you.

We use the hottub year round. I have a shade sail that I put up when the weather warms up. With the heater off it keeps the temp down to the low 90's and is very comfortable when its triple digits outside.

18x40 here in TN. I go through a case of shock every year (about 120.00 now) maybe five bags of salt (10.00ish a bag), I use baking soda or muriatic acid for PH adjustments (about 30.00 a year) I have a vac that takes care of the crud on the bottom. I use washable filters that last for years (they cost about 50.00), you'll use extra water and in our case more natural gas when running the pool heater because the Mrs likes to swim at 84 degrees. I pay about 600.00 a year to get it opened and closed.

We use the pool 10000000 times more than the boat. A covered area with outdoor Laz-Y-Boys and a big-screen TV on rollers makes it nice to float and watch college football or a movie in the pool or just lounge on a warm summer eve. The pool takes time, maybe an hour a week once it's up and running. When it gets opened next month it'll take an hour a day for a week or so. Only you know if a pool is right for you

OK, here ya go.. This is on a 14x28 foot Salt Water Pool



Annual Maintenance Time 1.5 Hours per week........

Annual Maintenance Cost About $550-$600


The trick is to HIRE a Pool Company to come out every 2 weeks for 2 months. VIDEO WHAT THEY DO. You're paying them, if they don't like it tough [censored] for them, you are the PAYING THEM. Download it into your computer, and when something needs to be done after you fire their azz, you will know how to do it yourself. Pool Companies are NOT CHEAP. It will cost you about $75 a visit. Then YOUTUBE is your friend. Something comes up you didn't see them do. YOUTUBE will have it on their site by someone !!

Pool ownership killed a 3 year relationship for me. She wanted a pool, no budging, I wanted acreage. Well, Bye Felicia! She got her pool in a cookie cutter McMansion in Keller, paying insane taxes with neighbors so close you can spit on each others house...and I can walk outside in the back yard and pee.

While you’re spending money go salt-water. I’ve never known anyone who wished they hadn’t. Chlorine is caustic and should be stored outside the garage.

Quotes I got a few years ago were around $250-$300 per month. I think that included basic chemicals.

Well first, good luck with your decision on the pool. IMHO the best day of ownership is when we had it removed. I am an old so consider that also.

Agree, hate my pool.
Hate the cost, hate it is unusable half the year.
In August, If I can keep it from blooming, its 85 deg water. 85 deg water takes about 4 pounds of chlorine a day at 8 bucks a pound

So you're gonna spend $120k to add $60k worth of value to your home. On that $60k, you'll pay 3% annual taxes at $1800/year or $150/month. The $200/month for pros to service it. And a grand every time something breaks.

We are social members at the local country club. For $70 a month, we can go wherever we want and have food and drinks brought to us poolside that we don't have to cook or clean up. I don't worry when it gets cold and freezes, or stress about it for one single second between labor day and the next memorial day.

Not saying not to get a pool, but there are alternatives and the cost difference is real.
