Not sayn they don’t exhist but I’ve never seen a boat/rv storage WITH water/wash station that wasn’t on the coast @ salt water. Just sayn……It’s a non-consideration.

I'd never thought of that but you could put in a wash station. Guys come in to store their boat and just have a place they can pull up to and rinse or wash their rigs. Just a couple of water spigots with hoses on location and a patch of gravel. It would probably make a good draw point for customers.

I agree that own/manage a 24 hour storage facility with the opportunity for a teenager or some idiot to have access to a faucet they can't be bothered to shut off is a potential problem.

No water but that is not an issue for me. After a saltwater trip, I clean the boat at the house. Below are my priorities:

1. security
2. electricity
3. easy access...I do not want to open or close gates behind me.

Electricity... I wipe my boat down after every time I use it... And that's 5-6 times a week... So water isn't a necessity... It gets the vacuumed at least once a week... And another wipe down with Bass Boat Saver once a week... Dan

What about gravel floor vs. concrete or pavement? Obviously concrete or pavement would be preferred but would gravel floors keep y'all away?


Just thinking I could build a bigger one if I go with gravel instead of concrete.

If the place is secure with a quality gate and fencing around it, camera monitoring, the electricity is reliable, the roof and shelter are good; gravel won’t keep away seasoned boaters who know how to reverse directly under the hitch/coupler. Those with less experience will want concrete so they can manually or electronically move their trailer hitch/coupler over the ball. It would also keep away those storing nice RVs—they like to be able to prop up the hitch on supports when their trailer isn’t in use.

Good point about being able to push the trailer tongue around. Something to consider. I think to start with I'll probably have to go with gravel to make the project doable and if I can afford to add on im the future I'll probably do concrete floors.

I don't have water in my boat barn at the house, and I've never wished I had it....so I guess my answer is water is not a necessity.

Must have electricity and concrete floors. Water would be nice but not required if not on the coast. But if you put it in you could put in a one stall car wash set up with capability to let boater hook up their own flush hose. Then generate income off that versus baking into storage lease. Make it adjacent to the storage with public access. Be sure to fence the storage with cameras and secure code or other entry so it’s secure.
