I really wasn't joking about the Chinese restaurant. Hopefully their parking lot will hold several of our rigs on the way back from fishing the spawn next year. It better be on the way back from RC cause that's where you will be lol

Be nice out there when the state takes the lake back won’t have to worry about all the Todd supporters being out there little less crowded!! Yep, can't wait to see these guys stop going to Fairfield to support a private entity and his chinese associates! Lol we can only hope. Even when they find out the Chinese are involved in all this they still support Todd with commie Money lol

Question: What is the value of the property as of Oct 1, 2023? In my opinion it is worth around 200 million. That is complete guess based on the value of the land to Todd. His property is going through development and it is about what I believe what he would sell the land for if he was approached to sell the property.
Without arguing whether you side with or against him, what do you think Todd would sell for now? That is what the commissioners hearing will be trying to find out. What would Todd sell his property for if he was willing to sell when the commissioners meet?

That’s a really good question in light of the recent news. What would it be worth, if you were investing actual real American money, instead of using an immigration scam to import Chinese ex military personnel? I think the 85 million the licensed appraiser said, minus of course all the destruction Todd has done to the park. I’m totally ignoring the fake 238 million dollar number for the water rights and assuming that number came from CMB as bait to get Todd to act as the stool pigeon.

Wrong, the eminent domain process is not about what the value of the property is to TI. “If an entire tract or parcel of real property is condemned, the damages to the property owner is the local market value of the property at the time of the special commissioners’ hearing.” the Texas statutes refer to compensated damages in terms of “market value.” Market value has been further defined in case law as “the price the property will bring when offered for sale by the one who desires to sell, but is not obligated to sell, and is bought by one who desires to buy, but is under no necessity of buying.” TDC Code 21.042(d) (d) In estimating injury or benefit under Subsection (c), the special commissioners shall consider an injury or benefit that is peculiar to the property owner and that relates to the property owner's ownership, use, or enjoyment of the particular parcel of real property, What is unique about this particular property that we do not see in other eminent domain deals is that this one is in a stage of development. Most eminent domain assessments are easy to ascertain because you have properties around that have similar value. Since they have to include what that particular property is being used for and its value to Todd, there is no other property close by that is similar and since its the largest private lake in Texas comparisons would have to take into consideration Todds development plan. That is, what is a billion dollar communities value to the developer in its initial stage of development. Surely not a billion dollars since the money has not been invested and the work has not been done. The income of the property owner, the profit he is likely to make in the development should be.

So Todd is not listed anywhere in the eminent domain filing. Just a bunch of chinese owned LLCs. I see the property value dropping like a rock.....

So Todd is not listed anywhere in the eminent domain filing. Just a bunch of chinese owned LLCs. I see the property value dropping like a rock..... The first entry in the filing is FLG Owner, LLC and has the same address in Dallas at 400 N Ervay, suite 150 that Todd Interests has.

We should know in less than a month. The court has 30 days to set the 3 person counsel from the time of filing. The panel will set the price. The state has to deposit the money in an account. And todd has to vacate the property immediately. The state appraiser has set the value at 85 million. Minus the destruction of the park, i'd say he gets 80 million. Then his Chinese investors can decide how to split the money. Should have took the 25 million.

(c) If a portion of a tract or parcel of real property is condemned, the special commissioners shall determine the damage to the property owner after estimating the extent of the injury and benefit to the property owner, including the effect of the condemnation on the value of the property owner’s remaining property. I did not include that because its about condemning a part of the property and in this case they are condemning the whole property.

This should stretch out to as much as two months if they use up all the available time they are allotted and thats just to get to the meeting. How long will it take for them to get a number after the meeting is a good question that I don't know of.
