About 30 miles from there on CC lake is a place called Longcove that would be somewhat comparable. It is $$$$.

NO, it will be based on raw, undeveloped land! That is what it is....

NO, it will be based on raw, undeveloped land! That is what it is.... Raw undeveloped land that is being developed into a billion dollar area around the largest private lake in Texas. Only 2200 acres are land. The other 2800 is a lake. My guess if its truly undeveloped land the state can buy up 5000 acres someplace else and make a state park there! Save a ton........

I'm going to buy some land in Rochelle, Illinois, 80 miles from Chicago. I will tell everyone I plan to build a skyscraper bigger and taller than anything in Chicago there. I'm sure my property will suddenly appraise at a level similar to the Sears Tower.

NO, it will be based on raw, undeveloped land! That is what it is.... The states offers have already blown way past any raw land value in that area. They know it won't be based on that. Hell the walk away money would have been higher than the land value for raw land. The court will hear comps presented by both sides. That's where this is headed is court.

The land would not appraise higher unless you could show why you believed someone would buy into it. Depending on how realistic your proposal was it would sit or skyrocket. IF a real developer did that and had a history of land development it could happen but only if he had a realistic plan. Todds is and yours isn't.

I can see it now, TPWD will retain the property but will not have the funds to rebuild the park back to its original state, maybe it will be walk in only and open to tubers and kayakers.

In my dealings over 15 years with the TCEQ at the power plant they don’t care how many trees you cut down or what dirt work you do. All they care about is what you do to the water and any wetlands you have on your property. We had a drain that ran thru a weir into a catch basin. Where it went under the road cattails were growing. We could not cut them or spray to kill them because they were considered wetlands.

I haven't been following this story at all in months. Is the lake still open to the public or is it long since closed? Also, without having to read 80 pages, what's the latest update on Todd v. State?

I haven't been following this story at all in months. Is the lake still open to the public or is it long since closed? Also, without having to read 80 pages, what's the latest update on Todd v. State? It has been closed. There are three or four locals that think Todd is losing, but he ain’t.

State? The state is following the required legal process. They made the two offers the law says they have to make. Todd refused both, so the state filed in court in Freestone County to begin the eminent domain process. A group of three county residents will determine the value of the property, and therefore how much the state will have to pay to Todd to buy it. Apparently because the state is following the law, and the process takes time at each step along the way, some people think the state is losing and Todd is winning. That's not the case. The state has constitutional and statutory authority to buy and take the property, and it will. Even if Todd refuses to accept the amount determined by the three person committee and fights the valuation in court, the state will still take the property. All a lawsuit might do is change the amount he receives.
