Lots in emerald bay go for 150k to 300k depending on size and location. Another potential source of comps

You may be surprised when rather than approach it from comps of farm land or whatever some of you simple minded folks think, they bring in a list of comps from places like eagles bluff at lake palestine.... gated, golf, in the area..... now what do buildable lots in eagles bluff on the golf course or water go for. Hmmmmmm. There is a reason Todd is marching forward. That math would change the equation dramatically I don't believe that's the way comp appraisals work, if I were to buy a house in Fort Worth Texas, I don't think they would pull comps from Dallas.

comps will be for raw undeveloped land with no infrastructure, not future gated, golf course developed lots with water, sewer and electric!!!

They pull comps from similar developments, wherever they have to. And future earnings can damn sure be counted. Old business partner had a restaurant eminent domained for 121 expansion and came out good. . I know some guys are gonna want Todd to go broke but he very well might get paid and paid well. It's not as simple as what the coffee shop crowd may think over in Fairfield. A house comp is different the a gated community, golf course, lake, country club situation. There will almost never be a good comp next door to it. I'm just saying don't be surprised if it gets into a big number

He needs to go ahead and get that deal re platted into lots. I bet it's gonna be a really nice place when he gets done.

Apparently two weeks ago TPWD filed an injunction in Freestone County and was granted ability to access to complete a linear survey and Phase I Environmental Survey of the full property. Phase II Environmental Survey denied but under appeal. That’s all I got.

Phase II Environmental Survey denied but under appeal. That’s all I got. Yep, he failed to pull proper permits with the TCEQ. Basic stuff for a land developer. Big fines coming his way.

His original plan was for X priced homes so my guess is there are minimum priced home restrictions. That is what comps will be based on and since none of that exists close by they will use what they can get where they can get it. The state assessment at $85m could not have factored in the land value at the time IMO. It will be up to the three appointees to include what the land is worth now or Todd will either get a deal he likes from TPWD or take it to civil court.
I am wrong but you can not prove it, you just believe it enough from the bottom of your heart.....
