Ok so there were 80,000 visits. Were some of those the same people multi times? Lets just no one visited more than once. . Using that number the percentage of people in Texas? The park was only used by 0.002 percent of the population of Texas’s 30 million

Correction and one of my questions from the beginning. Their first offer when they found out Todd had agreed to buy it was some stupid low number. 6 or 7 million. Has the state even done an appraisal. It will come out at some point but I've seen no evidence of one yet.


bronco made a good point. Its not future value. Its the value at some point along the way.
Todd officially bought it on June 1.
TPWD voted to purchase it with any means possible at their Jun 10 meeting.
Around July 25 the TPWD commissioner sent a letter responding to the Freestone County commissioners that said clearly that they had not started the eminent domain process.

What was the value on any of these days. On June 1 Todd had plans to make a billion plus dollar development on it.
It has to be valued at more than he paid for it IMO.
This a different eminent domain case than any I've ever seen. I have never heard of a case of eminent domain being used to buy land that was under development.

If I buy a unique piece of wood for a buck and plan to build something with it I darned sure would think it robbery if someone came along and said they could take it and only give me a buck for it.

Where you been man, final offer and appraisal has been done and TI says appraisal was $85M.
Todd could divulge the amount of the State’s final offer but he has not done so, his option.
Saw something yesterday about a recent TCEQ visit earlier this month with violation, did not see much detail.

Those TCEQ have absolutely no common sense. We had a couple of their people(right out of college) come check the water in Lake Graham. They said it was high in aluminum. I tried to explain that it wasn’t our fault at the power plant but they wouldn’t going to listen to that. We had absolutely no water going thru the plant that was going thru aluminum. We ended up having to install $20,000 worth of test equipment. Nothing ever showed up. A year later a experienced TCEQ guy came out and admitted the 2 clowns didn’t know what they were doing. But we were still out 20K

Didn't say it was 80K unique visitors. Think it's safe to say there's at least 20K unique visitors as it's not all fisherman. People camp, day use, etc...

The cowboys get about 80K visitors 10x a year. But a lot of those are season tickets. AT&T stadium gets used for concerts and other stuff as well. Say maybe 300K unique visitors a year. Still a very small percentage of the state. Yet they used ID for that to be built. Yes AT&T stadium is maybe being used by 10-15x as many people as Fairfield. But people lost their friggin homes. Nobody is losing a home they've lived in here except the animals and birds. So what does your .002% have to do with anything? Let's say AT&T gets used by .02%. Does it make a difference?

Every year the people that would have used Fairfield goes up where the 400 families isn't changing much. So every year the numbers go up and up. But the point is we're talking 10's of thousands of people vs a few hundred. And they haven't lost anything yet as nobody lives there. The difference in what happened with AT&T vs Fairfield isn't in the same galaxy.

happy its hard to argue with some folks that their bass boat cost more than their house. they just hate rich folks that have done well.

Why do you keep coming back to the "Class Warfare" argument? Do you honestly believe that anyone who opposes your "friend" Todd is jealous of his wealth whether it was rightfully gained, earned, inherited or otherwise? Come on, some can feel Todd is the "bad guy" based on simply his actions and some of his recent history of taking advantage of situations to better himself at the expense of others. It has nothing to do with his "money" in my case it is his attitude, entitlement and (to me) his obvious unwillingness to negotiate in good faith when the "Conservationist" thing to do would be to serve the many rather than the few.

Actually I think it is 0.26% not 0.002%.
But agree about the visit count are not all different peeps but it’s the measure used at all SP’s.

That’s what I’ve been saying since day one. The state doesn’t give a damn. It is so minuscule in the overall scheme of Texas residents and their wants/needs that the state of Texas would be ignorant to proceed. “Our” .002% is far less than the “others” 2%. Unfortunately, that is where the money goes in a woke world.

I dunno but if you divide 80,000 by 30,000,000 you get .002666
My whole deal is Todd bought it fair and square. The State wasn’t ever going to give what Vistra wanted. It really makes no difference what it appraises for, it is worth what someone(Todd) is willing to give for it 110 Million

In eminent domain cases it doesn't matter whether someone bought his property fair and square. People whose houses and farms are condemned own them fair and square, too. I'm not sure why we have to keep bringing that up. It doesn't matter who bought it first and why they did or didn't buy it. It's like Jessica Simpson saying over and over, "I was so young, slender, and hot in that Dukes of Hazzard video." Okay, agreed. That was then, this is now.
