waterfront. most likely will be reality soon. I know a guy who has 400 acres he bought 20 years ago and he will likely end up with 300-350 acres water front acres. So, his land is worth $60 million+? 300, 350 acres of lake front? Is his land 100 yards deep and follow the lake shore? You can only advertise so much to be lake front lots because what Ronnie is stating is lot size. It’s not rocket surgery I’d assume even you could put it all together. He bought the land many years ago and will lose 50-100 acres to the lake itself. the remainder of the land is all developable land. If he divided it into say 2-10 acre lots it can all be called "lake front" He has talked about building a motel and marina on it as well

A congrats to your buddy. I like to hear of folks making good decisions.
What Ronnie referenced as 200 an acre is not per 10 acres. Nor could he get that on the lots today or even in a year. But those guys that keep their property in ag, let the lake build up and supply go down they will get premium for their places. Hopefully most people selling with heavy deed restrictions.
