They would just deny it anyway. I've had luck before over the phone on mine. They know its BS, call em on it, they look at comps and adjust it. You have reasonable people and a reasonable office to deal with. We have a clown show.

They turned down my online protest. Now I have to set up an appointment. Problem with the online protests you can't enter any evidence. My neighbors lot is 1/2 acre more then mine but valued $18k less. I even wrote that in the comments.

Property tax reform is one of the more pressing issues in Texas, in my opinion, and I don’t think anybody in Austin really cares more than just lip service.

Like even I cannot but I fixed mine because I know somebody and that is how this works. The protest process is a cluster in it self but you can win. Starting the process now put you 3 months behind. Timing is everyhthing

And I bet none of y'all even knew it was going on.

I would mail in the appeal using certified mail or other tracked means and include a printout of that photo. Put a statement in your cover letter stating that the offices were not available during normal working hours.

Even though my kids and grandkids are in Tx, the property tax issue is the main reason I've crossed Tx off my list to move to upon retirement.

I think appraisers are required by law to appraise close to real value and while mine has increased significantly, I would not consider selling it at the appraised price even if I wanted to sell. The problem is with the taxing entities who keep the rate the same instead of reducing it to offset the increase in value. I am old enough that I get exemption or farm use exemption so it does not affect me too much, but property taxes is a flawed way of raising revenue to support cities, schools and counties. While those moving here have dramatically increased property values, they have also increased the costs of sevices and schools.

At least 95 percent of properties in Texas are still 15 percent or more under valued on the tax roles. Look at is as if you all are getting a discount. We have started investing in rental properties and it sucks when the money comes due but how mad can you be when they are taxing you on 220 and you could sell it tomorrow for 320?

We bought our house in August and the next April, we received a property tax notice that was addressed to the previous owners for less than what we paid for the house. Then we received a second one that was addressed to me and my wife that was for $20,000 over what we paid or it. Why wouldn’t the value be what we paid for it, since it was purchased 8 months prior to the assessment being sent? Why was the one addressed to the previous owners almost $20,000 less than what we paid for it and the amended one $20,000 more than what we paid for it? This was six years ago. The system is broken.
