Anyone purchased land lately? Considering this as an option and wondered what the details were on financing just land, versus buying building immediately.

In general, 25 years is the max you can finance, and the rate is going to be higher than what you’d pay on a house.

I was thinking about buying some property around Bastrop to put a modular home on when I retire. WHOA! The price of property over there has gone through the roof, to say the least. I was directed to some 5,000 s/ft plots of land for $50K. Not a tree, one. Old cow pastures. Yikes.

I’ve been looking west of here as well as north of here and it is getting downright crazy. Anything even remotely close to reasonable is under contract the day of listing it seems like. I should’ve bought that place in Cisco years ago. Still looking though. Best of luck.

Depending on size/purpose of land, the Farm Service Agency has finance options if it will be for agricultural use. Our local credit union also does a nice job on smaller plots. May be worth checking your local banks and seeing what they offer.

My brother just bought land and house outside of Burnet. Prices in that area are crazy. Anywhere in the hill country is nuts. I was looking at some land near Daingerfield and it is still reasonable but I am sure it won't stay that way.

35 acres near me just sold for $76k per acre.

I tried to buy it but they went with another offer.

Land usually takes 20% down and like was said earlier you can’t finance it as long as you can a house.

I've been looking around as well for something around 10 acres. Trying to stay within an hour and a half of Fort Worth. We have looked in Stephenville area and Hillsborough as well and I'm seeing tracts for 10-15k an acre. I need to flesh out my plans a bit more before pulling the trigger to make sure it will be something I really want to dedicate time to.

Glad we bought ours last year as its getting ridiculous here in Wise County. Hard to find any decent looking land at all.
