Can you buy 320 acres of solid hunting land with a pond for 350k? That seems low, but I’ve never shopped for land.

Good on ya if you can do it. We looked at lakefront many years ago. Not much privacy or serenity guaranteed and your land washes away every year. Lot of nice homes lakefront on Ray Hubbard just down the street from me. Now that area is Party cove. Blaring k-rap music all day long Saturday and Sunday. I feel bad for those lakefront owners. Another thing is bass pro wannabes will be flipping your dock and buzzing spinnerbaits at you while you sit in your backyard in your pajamas reading the morning paper and drinking coffee.

A private lake would be mo bettah in a gated community with restricted shoreline access.

I doubt that just over $1K/acre will get you much in Texas. Might find a spot or two in far west Texas where you can't see a tree for hundreds of miles.

320 acres is iffy for rifle hunting too, where are the neighbors, cattle, tractor etc. stray round over a fence could be bad juju.

Come to Frisco, you can hunt inside city limits here

10 acres or more: can use arrow or shotgun

50 acres or more : Center fire or rim fire rifle

Sadly a lot of these smaller areas are going away

I just mean the liability involved, you can hunt 320 just know what is behind your feeder. I have to set ours up so cattle don't possibly get hit by a stray shot. I had 5 acres in comfort but had a small ravine and no neighbor close, hunted off my back porch.

I know what you meant

Just kinda funny how they allow hunting here. When I moved here in late 2009, where the Costco is on the corner of North Dallas Tollway and El Dorado I saw two guy sitting in the field dove hunting.

I have a 5500 acre ranch across the street from my subdivision, it makes things really quiet where I live. And it's full of wildlife.

You can very safely hunt 320 acres with a rifle if you hunt safely,320 acres is a half a square mile,on one small 21 acre field that we hunt I have ranged deer at over six hundred yards.

Right now? In the city....I don't want a 2 hour commute each way to the office. That'd kill my quality of life. If I didn't have to work/commute I'd take either other option.

Probably be able to pick up a piece of land in Edwards County for around that. Whitetail, pigs, axis, other exotics.

That's what I'd do. Although you could get bored on 300 acres.... On a lake, you might have more recreation throughout the year. I'd also consider a condo in Rockport or house in Port Mansfield or something on the coast. Lots to do down there.

Acreage.... especially with a pond. Y'all can have your pandemic... I'll be just fine. That'd be just about enough land that I could hunt, fish, farm, and forage for just about anything I need. Get it far enough south and sugar cane is easy to grow.
