Can someone provide a rough estimate price of these parks? I’ve been interested in investigating them as well.

Check out Lake Fork Island RV park. South of Oak Ridge marina and Minnow bucket marina on Hwy 154. Private Ramp, Boat storage, pier, cleaning station. I pay 2300 per year for lake front. I believe the others are 1900-2000 annually for non lake front. Park manager is on site first trailer on the left as you enter.
You are responsible for just electricity.

West Fork Landing, I pay $1500.00 per year. I pay my electric. I am not waterfront. I have heard rumors that it may go up this next year, not confirmed, still a good rate. You are also responsible for any add-ons that incur a property tax, such as building, car port or awning. There are no required add-ones, anything built is your choice.

Lots of variables. For instance some parks you have to do your own lawn care, some provide it in lease paynent.

Another tip is to go by the parks you are interested in on the weekends when they are most busy. Another thing i learned is to have a deep water ramp. Last couple droughts taught me that. I also don't want to be in a park that has late night parties etc or a park with kids zipping around on a golf cart. Our park is mostly all adults, very friendly and very laid back. Everyone watches out for one another. Owner lives on site so 24hr security too.

I have a place at Popes Landing and really like it there. No restrictions on how many days you can be out there. Some of them have restrictions and I go out there quite a bit and I don't want to worry about running out of time or getting permission if I have family and friends over.

Mustang Resort #1, always clean and safe. Super deep ramp and friendly folks. Cant beat the place. If you like tournaments, then Lake Fork Marina,

Our place is at Hangout Cove that is right behind Fishermans Cove. Again a lot of variables, some like party parks some don't, some parks forbid fireworks some parks will be setting them off the whole week of the fourth. Our park is good for us and we have a very large lot as compared to what I have seen in others. Or yearly rate is $2,000 for off the water with elec. On you.

I have a place at Pelican point and I love it there! my choice would be pelican point or bridgeview. Bob that owns Pelican point keeps it looking great around the park and its nice and quiet.

I looked last year for a lot and the only one that my wife would consider after seeing them all was Caney Point. IMO it was the cleanest one around and didn't feel like you were crammed into a campground. If the other parks were acceptable to my wife, the owner would just put off an a-hole vibe and make us not want to rent there. The owner at Caney Point was really good to us. We paid him the year the same day that we visited, then the deal fell thru on purchasing the trailer and he volunteered to give us a full refund with no issues. A stand up guy. If I ever rent another spot it will definitely be there.

We are at Paradise RV and like it. Good ramps, they take care of the place, it is gated, and the openings fill up pretty fast. They have a few permanent residents that will look over the place. Very secure.

we did a quick drive thru of 9 parks early saturday morning. did not talk to any owners or anything just wanted to give them the good old eye test. wife LOVED bridgeview and pelican point. she liked popes and 2 or 3 others as well. paradise resort was nice but seemed too crowded imo. i could personally live in a cardboard box at any one of the parks we visited. “i just wanna fish lady!!!” but as y’all know anytime a woman is involved things get complicated. i just want somewhere to sleep after fishing but she wants a place for the kids and grandkids to hang out and enjoy the serenity of the woods and lake. i think we will need at least 32 foot minimum.
