Where I stay this doesnt happen,this is plainly wrong and is pure greed. Have Keith Wheeler in Rockwall send him a letter. He will change his mind in a hurry. Mr. Wheelers brother is the DA in Wood County, and Im sure the owner of Park wont like this..... bet you owner will change his mind PRONTO I'm not into threats and litigation. Simply came here to ask others for their experiences. Our lease states "no subletting without prior written consent" but is silent on transferability or pro rata return of balance on a pre-paid annual lease. That favors him just as much, if not more, than me. Lesson learned the hard way. Many thanks for all the replies.

It just sounds like an owner/mgmt company who has a policy that is in their favor. Not something remotely worth getting a lawyer involved. The real question is why are you selling the place Chris??! Gonna just start crashing in Sinkey's spare room when you go to Fork?!?!

Simple I assume you can let a friend use your place??? Get a substantial deposit from your friend and let them use your property while compensating you for the depreciation until the lease is about to expires then sell it to your friend.

Seems you could just get your 8 months back and give it to the buyer to pay the 8 months again. Talk to the owners and see if they will work with you.

Same thing applies where I had my trailer at Fork. I recently sold mine but yes, my lease term was no longer good once I sold even though I had time left. I dont agree with it at all.

Doug, I'm not going to name the property nor the owner. Like I said, one of the nicest, most well-maintained parks on the lake. Not to mention one of THE best spots. Our place looks over one of the original brood ponds. It's been one of the first places the Biggest bass spawn on Fork. For years. My fault for not fully understanding the covenants of the lease, even if they're unwritten.

Look at #8 on page 3 of their lease agreement. At least the one that they have on their website, Assignment prohibited. It looks like they aren't calling it a rent but a licensing fee that is paid once a year to skirt around it.
Is this the place that has a section for park models but you can only buy one from their company to have on the lot? We looked at renting a lot a little over a year ago and I think this is the one under fairly new ownership. I got a really bad vibe from them so we didn't look at that location very long.
I'd be taking some day long showers until I moved out lol. No, it's not the same place. No #8, page 3 in this lease. The owner isn't new.
