If you want to do it on the cheap, I would think Rayburn Country would be a good place to start. Nothing cheap on the water, but lots of options near by.

I would NOT personally consider Echo Lake.

I sold my lot there, and moved a few miles west to Athens Fish & Game Club (but you can't live on the Athens place year 'round).
At Echo? The HOA is JACKED UP! Pilots hate and fight the fishermen, and vice-versa. I've seen grown men and women actually crying in board meetings, leaving the meetings screaming, etc. Not to mention that very few funds were going into the lake for management (at least when I was there a year ago). The vegetation was so thick in places, that you couldn't even use a trolling motor. Silt was taking over many areas of the lake, etc.
Just my two-cents, but they are from a real, EX-owner out at Echo!

I just moved out of Georgetown this spring... I would think long and hard about living there. If you like lots of traffic (Williams drive is only way to and from sun city)then have at it. I lived in Georgetown (seranada) for over 30 years until everyone from out west couldn't find homes in Austin or Round Rock so they invaded Georgetown. I really hated to see that town turn out how it did.... Homes are twice as expensive as they are in the rest of the state. Gone are the days of small town Texas where a friendly wave and a hello part of your day. You cant even find a diner/cafe in town. [censored]... i mean really, every Texas town needs a good diner/cafe right???
Lake Georgetown is touch and go at best. I used to fish it a bunch but the last drought kicked it in the shins.... I used to able to catch a limit on some days but nothing really big enough to mention and other days i would be be lucky to pull one in the boat. I dont know of the ponds etc on sun city. So i cant speak of that.

I live in Sun City Georgetown. Fishing is limited to a dammed up creek and one small pond. Hunting and fishing club has no tournaments on Lake Georgetown ( or anywhere else ). Wife likes it. Not a good option unless you want to travel to fish.


Some people go to church and think about fishing. Some go fishing and think about God.

I do believe you have to join the Country Club to live in the community. If you like golf it is the best of both.

+100 on this one, my brother lived there for several years and it has everything you asked for. Great community, great golf course and even better lake.

Club Lake in Greenville has been around since the 1920's I believe. Not a true retirement community but most residents are older and the fishing is very good (bass, crappie and catfish). You can buy a house on the lake or buy a share and just fish the lake. I believe there are only about 280 shares in total but they come up for sale on a regular basis. Club Lake is right next to Tawakoni and not more than 30-45 minutes from Fork.

Have been by Emerald Bay several times. Very nice. Might consider LOZ, Osage Beach area. Several gated senior communities- waterfront with docks and slips. Lot's of Villas also. Osage Beach is most developed community on whole LOZ with shopping, eateries, hospital... Can live senior life in Osage Beach and never have need to travel on highway. Bring Coat! LOL
