Cut your losses immediately....when is their lease up? Maybe they don't even have one with you. You've done everything in your power to get them back on their feet. I would tell them that you have found another renter and that you're going to forego the monies owed if they can be out by said time.

There are guidelines that have to be followed. Contact local Justice of the Peace, they should help.

I suggest you get with counsel to help, but generally speaking, here is the process:

Give proper termination of lease (should you go ahead and do it to get this out of the way)
Give proper Notice to Vacate
If they fail to vacate file Forcible Detainer action in JP court where property is located
