Fixer upper. Take that wall out. Install hard wood floor through out. All new appliances, floor, wall paper, and backsplash in the kitchen. Replace windows and doors. Take out the bath tub and make the shower bigger, add double sinks and more storage. Dress up the fireplace with a new mantle and ship lap wall. Get rid of all your furniture because Joanna is gonna replace everything plus hang up that special sign. You have 5000 left in the budget. You can dress up the front porch and add a walk way, put up a pergola in the back yard, or add custom landscaping. Do you like your fixer upper?

The place in Point Blank has shiplap siding bought way back over thirty years ago when we built. Years later we built again to expand it and could not find the siding. Fort Worth Lumber came through for me. They filled up a trailer load that matched the old stuff perfectly. Try them.
