Replace windows and doors. Take out the bath tub and make the shower bigger, add double sinks and more storage.
Dress up the fireplace with a new mantle and ship lap wall. Get rid of all your furniture because Joanna is gonna replace everything plus hang up that special sign. You have 5000 left in the budget. You can dress up the front porch and add a walk way, put up a pergola in the back yard, or add custom landscaping. Do you like your fixer upper?
