The wife and I are wanting to buy a house on the lake to live in year round with our 4 kids. I know the fishing on Cedar Creek would be best (my main fishing is crappie) just looking for other pro's and con's before we start looking. Any help is appreciated.

granbury sucks now & probably always will. the bra has that lake jacked up to with the dock fee's & rules also. plus you'll have homeowner association fee's
Keep them boats running and tight lines.

The con would be we need lots of water to fill the lake back up. Also with tarrant county pulling more water than ever its just going to be an ongoing problem in the future. The pro would be there are lots of places for sell down here right now and you can probably get a great deal.

Things to consider, especially if living year-round:
schools, hospitals, Doctors, Grocery stores, Theater and other activities. My preference would go to Grandbury because I would hate to depend on Dallas as my source for anything (no offense meant to Dallas residents!). The water situation and obligations of lake Grandbury vs Cedar Creek I am not familiar with enough to comment, but I will say this... having had a lake house before, lake front property is not very private depending on the lake. The busier the lake the more "friends" you have in your back yard.
Just some things to consider. If I had it to do over again since I am not a "water-sports-enthusiast" (read skier/jet-skier) I would pick a private lake to live on.
Just because you can, doesn't mean you should!

Cons: Drugs are pretty bad around some of the smaller towns between Gun Barrel and Malakoff.
Pro: Fishing on Cedar Creek.
On a side note... Its definitely a different type of "culture" there than I was used to.

There are plenty of Meth-Heads in Granbury also. I worked in that town for 2 years and hated everyday of it. My opinion of Granbury, no one knows how to drive, takes forever to get anywhere. Hands-down the dumbest people ever working and living there. Cedar Creek gets my vote. Just my .02

Yes we have all heard about the cedar creek meth heads breaking into boats when the big tournaments come to town but drug activity is going to worse around any of the larger reservoirs, I know some LEO's who work south of the granbury area and the drug activity, particularly around the blum area is absolutely horrendous.

Bingo. I was an officer in the Cedar Creek area for a short time. Lot 'o' drug activity around.

Unfortunately we will never be able to escape the drug problem no matter where we live. Pro to living on Granbury is it is a constant level lake. Con is the golden algae bloom that causes fish kills in the Brazos River system.

Granbury is NOT a constant level lake although the BRA does its best to maintain it at full pool. this myth of costant level was started by real estate companies and agents to sell property ! be sure to do your home work

I had a home on Lake Ray Hubbard for several years and I can tell you that living on the lake is not good. Find a spot you like that is a short drive from the lake and convenient to a good ramp.
If you live on any reservoir in Texas you will be fighting a constant battle with a changing lake level that will make your dock unusable a lot of the time. Leaving your boat docked is an invitation to theft and vandalism. Also, your yard will be a picnic area with trash and beer cans from unknown persons.
Find a nice area close to but not on a lake. I am 12 minutes from the Lake Mineral Wells boat dock and I can tell you it is less hassle than a home directly on the water.
Lake Granbury has a constant battle with golden algae. Cedar Creek has drugs. You might look at Rockwall and Lake Ray Hubbard. The fishing is great, but do not buy on the water. It is anything but constant level.

I lived in Granbury from 99-05. I was there on friday and it is booming.
Pros. Beautiful scenery. Good schools. Historical square. City park at X-mas. Low crime.
Cons. The lake, the fishing, the drinking water and traffic sucks.

Ray Hubbard didn't allow boat docks till 09. No wonder u had problems. I wouldnt give up boat house lake life for anything.
