I've had only a Zapata mailing address multiple times over the past decade. With water it's heaven, without water as in the past 10 years, minus a few brief periods , Zapata is very depressing. Grocery stores are trash, the town is dirty and there isn't [censored] to do besides fish. So when the fishing is [censored] which for about 90% over the past 10 years it's been. You don't want to live there full time. I'll never get rid of my place down there, but with that said I haven't been there in 3 years. Here you go. With and without water (past 4 years)

Have you thought about looking into a community that has private lakes? I own land where I plan to retire in one and it has three of the four. No large lakes. But 5 smaller lakes, four of which I can fish my Bass Cat Cougar on. Big fish in all of them. Very little fishing pressure because the community is private. And home prices and cost of living are as low as I have seen anywhere. There is a small town 15 minutes away and a fairly large city (College Station) about 40 minutes away. I live closer to Conroe and Rayburn than I do my place but I drive farther to fish there almost exclusively because the fishing is better and I just love the location.

I have a home on Lake Texoma, ( we do not live there ) only draw back is no dock but to be honest we are on the main lake, a north wind would have 4-5 footers rolling into dock, would not be feasible. The fishing is good for all species and the lake is huge. Not sure what is going to happen to it now that the Hard Rock is building a casino and waterfront homes up around catfish bay, another 7500 homes and a Margaritaville are being built in Little Mineral, probably turn into a Cedar Creek, boats everywhere.

Been there and done that. Thought we’d retire west of I-35. Coached in Brady, Breckenridge and Saginaw and loved it. Finally retired at Rusk and the wife decided we’d retire here. It’s been good but I miss the mesquites and gods country out west. Fishing in this area is really good but it was really good at Hubbard Creek, Granbury, PK, Ivie, and best of all, Brady Lake.

Somewhere in Fork area that price would be easy there. Im on Cypress springs and its gotten stupid expensive now. But I have access to Fork in 30 minutes, Lake of the Pines in 40, Bob sandlin in 10, Welsh in 30, Holbrook, Winnsboro, Quitman, and several I cant think of.

Lake James, North Carolina. Smallies galore, lotta largemouth and spots, walleye and trout for eating, scenery is spectacular.

I bet you miss the sunsets too. I would go west than east in a heartbeat.

I've always wanted a place at Camp Creek. I worked in the area ~15 years ago and loved it.

Nacogdoches near the university so I could be surrounded by the bright intellectuals hungry for knowledge who will one day be leading our country.

This puts me in the heart of pure Friday night football.

This also puts me within 40 miles of six very good lakes and I avoid the risk of putting all my eggs in one basket for TPWD to 3rd party outsource napalm spraying of my fun.

Close enough to the coast to go salt water fishing whenever I feel like it.

Close enough to Louisiana for great food, LSU, and Saints games.

The metromesses will never reach me in my lifetime.

That area won’t be experiencing significant droughts for another 100 years.

I hear ya about budget constraints however there is a HUGE difference as we age in having to trailer the boat to a ramp vs. walking to the boat house and stepping into the boat. My trailering days are few and mostly behind me. Fish four or five days a week. Have become a fair weather angler. cool
