Yes...I've been kicking around the idea of buying a lake home for my parents to live in, and be a weekend place for my family. We were looking in the Brookeland area, and the Hospital deal was just a deal breaker. We've moved our search to the Lake Palestine area. Really close to Tyler and Athens. Both have hospitals etc.. not real sure how great they are.

Goal is to be at South Padre Island in 2 years. 3 hours from Falcon and 2 hrs to sugar

I like where I’m at... Jacksonville (not quite as hillbilly as further east or south) .. population 15K.. 35 minutes to Tyler.. have so many choices within 100 miles...Fork, Naconiche and Nacogdoches, Palestine, Martin Creek (power plant), Pinkston, Murvaul, Rayburn, Athens..Gilmer, Bob Sandlin, Lake of the Pines, Caddo only 94 miles... and if they ever build Lake Columbia, 10 minutes away. Really nice golf course here too.


Oh, and Monticello!

and home of the beautiful remodeled Tomato Bowl right in the middle of town..

Lake front property is dirt cheap at Medina right now.... of course you need a ATV or a horse to actually get to any water. But every 20 years or so the lake has water in it. hahahahahaha

Buy some land & dig your own small lake.

I'd give some serious consideration to Zapata,Texas...falcon is one of best fishing lakes in Texas,good duck,dove and deer hunting,great climate,best tackle store/owner bullchitter in the state..

The first thought that comes to my mind when I think about a lake retirement property. My second choice would obviously be Lake O' the Pines. Holbrook is just a junior sized version of LOP. LOP is second mainly because it's pretty crowded on the weekends. Both are in rolling pine hills and the upper end of Pines is almost mountainous. Leaving the state? Caney Lake in Louisiana, rolling pine hills there to and a lake that is gin clear a good part of the year. If you'll wait a few months you may be able to pick a property/home up for cents on the dollar from a bank or lending institution that has had to eat a few of these that were sold for way more than they were really worth. Yep I'm watching that myself.

I would only add.. Be waterfront if you can. You can fish while the wife is making breakfast.

Had a house on falcon for 5 years and an rv 5 years before that. As much as I love Falcon lake, I wouldn’t want to live here full-time. You con’s aren’t the deal killer for me. Ricky dink dirty city with no HEB or Wal-Mart close by are my deal killer. I will have a place out there when I retire (probably another RV). After a few weekends on Rayburn it would be on my list.

And an absolute joke of a football team. Jacksonville is a toilet.

water front would kill the budget, plus water front with a dock means extra expenses and maintenance. The crowds on thew weekends might be a deal killer on Rayburn and Toledo.
