Pressure Treated 2x has come down a bit, Instead of close to $900 to redo my bridge, now I can do it for $770. I'll wait.

we bid the Euless Fire Station back in October 2020
adjusted our figures & signed a contract in 1st of January

we have to supply 450 sheets of fire rated plywood

can't break the contract (we won't do that)
asked our GC for help
he laughed & said stand in line

if we break even it will be a miracle

That is screwed up, if the price of raw materials go up significantly there is no way you should honor the original price, you have no control over something like what has happened here the past year. The lumber suppliers were only guaranteeing prices a day at a time.

Sheet goods have leveled off mostly, The price may come down some and big builders will buy up a ton of stock and drop lumber at foundations. Then it will probably go up again. Builders have slowed a little hence the slow drop.

It takes a while for retail prices to catch up to the futures pricing. But I expect it to continue to drop over the next month or two.

Yep. It could drop to 400 and we wouldnt see that change for quite a while if at all. If futures drop bit go back up before the prices really change for consumers then they will stay up. Also, with prices so high but demand still so high there is zero reason to lower retail prices. I wouldnt expect much drop at all on retail until demand drops. I do believe demand will drop though, taxes are up and talks of going up more as well as prices for EVERYTHING else so thats starting to put the squeeze on people.
