I keep my gardening inside the chain-link fenced yard due to all the varmits ( hogs/'coons/chupacabras) around here . Still have a few fruit and nut trees out there . My neighbor used to keep goats until I caught one in a peach tree . I told him "no biggie , mi gusta cabrito ." Voila! No more goats . Anyway , he stopped by the other day and asked if he could rent my pasture for his sheep to graze on . My pasture fence isn't in the best shape so I have a few concerns . 1) Will sheep climb a chain-link fence or destroy fruit trees ? 2) Am I legally responsible if the sheep get out and cause an accident ? 3) Would his usage of my property give him any claim to ownership ? 4) How do you cook a sheep ?

I'm not a lawyer, but raise goats and have raised cattle in the past.
1) Will sheep climb a chain-link fence or destroy fruit trees ? No, and possibly (if you overgraze). Suggest protective fence around fruit trees.
2) Am I legally responsible if the sheep get out and cause an accident ? I'd make him do any needed fence repairs ahead of time as a part of the deal.
3) Would his usage of my property give him any claim to ownership ? Nope. But I highly recommend you have him sign a grazing rights lease to protect each of you.
4) How do you cook a sheep ? Mutton = Mint Jelly!

If something happens your neighbor will probably go on the lamb. As long as you have a legal lease requiring the lessee to maintain fences and responsibility, the landowner has no liability.

One of the elements of adverse possession ("squatting") is whether the use is "hostile" to the landowner. Use of land under a valid written lease is not hostile. 4) How do you cook a sheep ? Get yourself an authentic Greek to do the job properly. Have I ever mentioned that my mother was born in Greece?

People been leasing pastures forever, can't imagine where you would come up with the idea that gives them claim. Put it in writing, typically fence maintenance is on them. We have given credit for initial fence repairs on the first year of lease in past.

People been leasing pastures forever, can't imagine where you would come up with the idea that gives them claim. ..... Not livestock related but there's been a few cases here where neighbors "adjusted" their fence lines and gained control of others' land . Relatively speaking , I'm an "old" and I don't want to be taken advantage of . Call me paranoid but I like covering all bases .

1. Doubt it 2. Yes you are there is insurance for this. 3.No but he needs to sign a contract saying he will keep your fences up. I lease for cattle and charge 15.00 per head a month and the lessor has to keep my fences up in good repair. 4. Sheepand lamb meat sucks. Feed it to the dogs.
