The new property manager raised the rent 300 dollars a month. Time to move! I have done a little over 1000 dollars worth of landscape and upgrades on the house. I put up nice fans in all the rooms instead of just lights. Do I put it all back to the way it was when I moved in? I still have all the light fixtures and the bricks that they had as landscape.

The owner of the house was always great to deal with, he turned it over to a property management company so he could travel.

Your lease probably has a paragraph about returning the property in the condition that you took possession. If you replace the light fixtures, etc to the way they were when you took the house, it shouldn't be a problem. Just be sure they're in working condition.

Yes, but before you leave....take the ends off of the curtain rods. Stuff a few fresh shrimp in them and replace the end caps. grin

Why would you upgrade a rental property?

My thoughts exactly RR. Barry is my ex neighbor and there is none better, stand up guy, so I'm not surprised by what he did.. Having said that, Barry, did the homeowner not do anything for you for doing all that work? Now for all you that say put it all back, that just means he has more labor to put into someone else's place...

Did you have the landlord's permission to make that changes that make it more comfortable for you to live there? That is what has always scared me about having rental property. My parents had a rent house and I remember the lady painting all the rooms wild colors because it was her style without permission of course. I talked to my dental hygienist the other day who's husband insisted they get a rental house. Their tenant has already changed the landscaping in front of the house without permission too. The mature landscaping she pulled out was replaced with things that are not deer resistant so they will be chomped to the ground soon. She was pizzed the tentant did that. I know not all tenants are bad ones but it is the few bad ones that keep me from rentals. You never know what you are going to get I don't care what their background check says.

He didn't call Texas Redneck a bad guy or say he was stupid. He contributed to the thread with some stories from people he knows that have rental houses. Good grief.

TR, it sounds to me that you made improvements to the house. I'd ask the landlord what e wants you to do. If he says put everything back, then do it. I doubt he will reimburse you for the improvements, but it doesn't hurt to ask. If you had run it by him prior to doing the work, he might have let you deduct the expenses from rent (and maybe he would have said don't do anything, who knows) but afterwards, none of my old landlords would have agreed to anything. That's been my experience.

Before you do anything, I'd run it by him and see what he says.

After reading the old lease, it states to return the property back to the original condition. I called the owner of the home, and explained why I was moving. He stated he would pay me for the upgrades on the inside of the house and the outside of the house. We agreed on a price, and he will drop a check off at the house this week. He was always a good landlord.

Some landlord don't like upgrades, since what you call and upgrade may not match what they think is an upgrade. I used to keep all my walls a specific color and paint color so it was easy to paint or touch up.

Yeah, glad it worked out. If it were me I would have sprinkled some gasoline around the various rooms in the house and burn that place to the ground! I'll show him $300.00 a month more!
