Mrs. RoF and I closed on our first home yesterday. We're officially home owners!

Found this place in Caddo Mills, on 2.735 acres about a month ago.. made an offer they accepted, and had been waiting to close. Yesterday we signed the papers and it's officially done. We allowed the sellers a lease back until August 15, so we wont move until mid August... stinks, but its actually a good thing. Gives us plenty of time to prep/pack/move. We're pretty stoked!

Re: yay - 07/26/17 02:37 PM

The property itself is void of any landscape, save for the small bed on the front of the house. I'm very excited to draw up a landscape design and get started on installing that as well. DEFINITELY need some shade trees with the quickness.

Long term plans include a metal shop (see other post of mine), likely an outdoor "kitchen" and fireplace area, and HOPEFULLY a large swimming/fishing pond in the back of the property. Its a long/narrow flat piece of land, but has excellent potential. The thing I like most is the clean slate it offers us.. we can do it OUR way. Pretty exciting times. NEVER in a million years would I have thought this day to come. It's still setting in.

Congrats! Nice looking place. I have a RC address but we're closer to Caddo Mills. I live off of FM1565 south of I-30. It's a really nice area with really nice folks.

You have any kids going into CMISD? Very good school district.

When's the house warming?

Re: yay - 07/26/17 03:16 PM

Real nice. Caddo is exploding. At the rate they are growing, in 5 or 10 years you could subdivide off 1 acre and sell it for 30-40 percent of what your current mortgage is.

I strongly recommend Vitex (Texas Lilac/Monk Pepper/Chaste Tree)
Drought tolerant, low maintenance, grows quickly, blooms from April to November, provides nice shade from end of March to end of November. Just like the Crepe Myrtle, goes dormant in the winter, losing it's leaves (imo a good thing--lets the warming sunlight through in the winter)

Vitex, if let it grow tall, will go to 30/40ft in 10 years; but you can train it to stay a tall shrub (10-20ft) if you prefer.

those are awesome. I'll have to familiarize myself with them quickly. 30-40ft sounds freakin fantastic.
