Looking for land around Fork

Looking for land around Fork - 07/16/20 04:51 PM

We are thinking about building a house on Fork but haven't looked around there much in the past 10 years. I owned 3 acres waterfront in Penson but never built and sold it 10 years ago! Dang it!! Want water front with deep water in front of it. Not looking for a realtor!! What I need is info about internet service. hospitals nearby (yep, getting older!), how are the roads headed from 515 down to Little Caney? They used to be horrible. Anyone live on the golf course down there in that gated area. PM me if you want to give specifics. I appreciate it!

Roads arent bad.

Cell service is sketchy, depends mightily on the carrier.

My wife and I found 10 acres waterfront on Glade 2 years ago. We built a house and eveything else on it. Pm whatever questions you got.

Roads form 515 down little caney are, how do we put it, usable. Decent medical care is a pretty good ride from in there. The development by the golf course is really nice. No waterfront lots. Think they are all gone. Its a good neighborhood.

Peoples will be your go-to internet, roads are pretty typical East Tx roads and there is no real hospital closer than Tyler.
Quitman will do you in a pinch (S.S isn't much better) but if it's life threatening, you need to go to Tyler. They spent millions rebuilding the hospital @ Quitman and then filled it with the same crappy staff.

Thanks for the feedback boys. Keep em coming. Headed down there in a couple of weeks to snoop around. How is the Links at Lands End golf course with the new course ownership. Anyone know membership fees and dues?

Yep. Don't really need a realtor though. Just good info from peeps living and playing out there. (Should have bought HIS house, but not quite ready at that time!)

despite what tx duck said there are hospitals in Sulphur Springs, Quitman, Winnsboro, and Greenville. Crappy in the eyes of the beholder. Plenty of great doctors. Verizon works everywhere. Dish and Direct but no fast internet.
For Peoples you have to be in a direct line from one of their towers.

I'm a developer and a homebuilder here on Lake Fork. My wife is a realtor. We have been here for nearly 30 years and have owned and operated Lake Fork Lodge since the beginning. Just finished a house in McAffee. Now buiding one on the way to Land's End and another off hwy 515 on big water. That one is a spec house and will be around $450,000. Just sold two of those lots for $135,000 each. Got one left that is for sale for $145,000. Also have a lot in Royal Oak Subdivision that I'd let go for $49,000 but it is in the back of a cove. Otherwise I'll build a house on it that will be $399,000. BTW Land's End is really nice and the course is in great shape. I've built in there as well but the sqft requirements are higher there.

Also the road to Land's End has been redone and it's the best it's ever been. That won't last though.

Hospitals is one thing but higher level medical emergency services relatively close is what to look for. Need qualified cardiac services (able to treat a heart attack) which means a cardiac catherization service and cardiovascular surgeon. Also qualified general surgeon.

Neurosurgery is good but that would have to be Tyler ... might require air transport. Get the insurance for that.

Most country hospitals can treat pneumonias, anemias, and stabilize traumas while not providing higher services. I have no idea what's in the towns you mentioned but probably Level IV's. Level III should have the gen. surg and cardio services. Tyler I know has Level I hospitals.

If someone is really not worried about dying disregard all the above. FTR small town docs rock because they generally don't have a slew of specialist to consult but there are limits. I speak from personal and professional experience on this.
