Going before the ARB tomorrow morning for property tax protest hearing.
Any of you all had your protest hearing yet? How'd it go?

I have in the past. The arbitrators are supposedly "unbiased", but that's just not true.

I did it in the past.
My experience was the next year they would raise the property value $50,000, then in arbitration would lower it $20,000.
After about five years I left them alone and my property value gradually went back down.
It’s a racket!

I went before a board last year; will never bother again. Each panel has one ringer and they always vote unanimous so there i zero chance of them being impartial. If you have a good case, they may lower the appraisal slightly like they did for me but their decision will seldom be based on your actual facts. Hoepfully your panel is different.
But, it is definitely a racket.
Hopefully the legislature will get around to doing their job when Abbott calls them back in special session to put together the property tax relief bill that 90% of the voters see as priority #1 instead of wasting our time and money on the Paxton issue

A lot of people have sold their homes and live in RVs because they cannot afford the taxes on paid off homes.
I bet the government will start taxing RVs as homes soon.

3 years ago I thought I had a good case based on neighbor's house that has lots of improvements in his back yard. Big covered stone patio, shop, and pool. The head jerk told the appraiser that the neighbors house was under valued and to make a note to raise it next year. I looked at him and said "you have to be kidding me" he said nope. I shut the door rather firmly on the way out. Since Rockwall went to the 3 jerks on the board the only way I have won is to have receipts for repairs. This year I protested based on neighbor's with large shed, pool, storm shelter, and .7 acres larger. Have not heard back.

They will just increase your neighbors value.
You are doing their work for them.

I must have gotten a Pro tax payer ARB board. $42,559 reduction.

Very grateful and lucky.
I'm sure I'll being going through the same mess next year. Hoping for something like that. Mine jumped $110k from last year.

We were told by a friend we have in the real estate business that it's not worth the effort. After the covid collapse and all the loss of tax revenue local gov't is coming after more revenue hard and heavy. Had an article in the Cincinnati paper warning that property values are being re-evaluated and we can expect on average a 40% increase in property values... Good Luck... Dan
