Wife and I decided it was time to get a quieter more long term home to get into the later stages of life. We had sold our forever home with acreage and shop to build our business in 2014 , rented a few years then bought a very nice townhome 2 minutes from our store. We got the itch to upgrade back to a regular house and rather than get involved in the 1 bid auction style buying a pre owned house we decide to go new and build. Good grief has this turned into a process , waiting lists , appointments, cancellations, more appointments, can’t build this model on that lot , this builder doesn’t offer this or that.

The old days of going to a development picking out a lot and a model and getting going are long gone apparently.

Crossing our fingers the people ahead of us on the “list” don’t want the premium lot we have our eye on……I guess we’ll know in a month.

Talked to a builder on this exact scenario.... very concerned when I try to engage at end of this year.

I is not a buyer’s market for sure , I’ll keep you posted. If all goes well my beloved Bart Boat will get to move back home from storage at the end of the build.

It is bad, have to order everything months ahead and if something comes in broken or wrong, it gets real bad. Guys are short handed, under paid for the BS we are having to deal with and nothing stays scheduled. I’m afraid we have 2 more years of this.

The only house I ever had built was 30 years ago and it was a real PITA. I don’t envy you, good luck

Lots of truth to this. Some products I just got an update on our 77 weeks out, and more stuff if freight damaged or just plain cobbled together blatantly wrong at the factory than I have ever seen.

We need to order .20 windows as soon as building permit in hand, we'll be in flooring by the time windows are set to deliver. Any thing glass or metal is a PITA now. We're lucky to even have furnaces for heat. Gotta build with contractors who can mass order items and sit on it otherwise you'll be waiting forever.

Good luck, Chris. It recently took us 5 months just to build a simple metal building. I cannot even imagine what it would be like to build a house.....

Thanks guys, I am mentally prepared for it to be a year long type of build given the world as we know it. What’s still a beat down is the whole wait list deal “well we just released this lot and we have x number of people to call” .

It is mind blowing the amount of demand over the amount of strained supply, would love to see an in depth study of the last two years home sales as to where the buyers are all coming from.



I tried like crazy to get her to move to the lake now and buy the home that was recently brought up by a fellow TFFer , I can put up with a commute to have a place like that.

It sux, we have two restaurants about ready to open but we do not have near all of our equipment, been on order for almost 6 months, the only answer we get from the sales guy is it sitting on a boat somewhere. My son is building a new home, he ordered his doors and windows back in October, they were supposed to be here by Feb 1, they will not be here until late March, he is ready for them now.

We built 5 years ago before the mad rush to get out of really cranked up, we got lucky, so happy. Good luck.

My brother and his wife are building a house right now. Signed contract in October. He owns the lot so there was no delay. All they've done in 3+ months is drop off fill dirt. Insane

We're seeing atleast 3 months out, getting longer by the day. Now it's 1x2 wood trim for the drip edge that we can't get. We've had to start buying roofing material from way out of state and whatever it costs to ship, is part of it now.
