Time to upgrade from the little gas generator to a whole house setup. Thinking we should get a sizeable propane tank, no gas service, and do it correctly.
12K generator should be more than ample, so taking Harvey as a example, how big a tank would you need for say 10 days of use?
Anyone have opinions on what to look for? More important what to stay away from?

A 250 size tank ( 80% full it will hold 200 gallons).

Kohler 12k generator spec sheet says 2.9 gallons per hour @ 100% load. Generac 14k specs say 3.09 gallons per hour @ 100 % load.

I have no idea of fuel usage.
But knowing your coastal location I'd definitely lift it to accommodate storm surge. Your generator store should be able to answer the fuel use question but I am following closely. I am in the same boat here halfway between Beaumont and Lufkin. Even though a 36" pipeline cuts across my back corner (they took about 10' of my property) there is no kind of tap on it so propane is my answer too.
My thoughts as I dwell on it is to get a 250 gallon and have a 100 gallon "portable" tank that I could tee into with a flexible hose. Worse case scenario is you'll have to travel for refills.
Guy down the road built a 60 x 120 barndominium and put a 1000 gallon tank.
Curious Pat, you going with a Generac (they're about 85% of the market)?
Advice? Wise men don't need it. Fools won't heed it.

500 gal. tank, we have 2 out here and are about to get the generac whole house set up and just tap one of them.
a 250 may or may not last a whole outage, if a 500 won't you need to go find a motel at that point.
our tanks are buried, I would do that and have the genset placed on a deck level with your living area. it can be piped easy enough and that keeps it out of the surge. again, if the surge gets it you will be in a motel somewhere anyway.

3 gallons a hour would be 70 plus gallons a day. Better go big.

I see different rules on tanks. It’s a 75’ wide lot. One neighbor is cool, one a bonafide douche. How close can I stick the tank on his side?

How close can I stick the tank on his side? 25' from any property line and 25' from any electrical outlet and your home. This is for a 1000 gallon tank. (80% full it will hold 800 gallons) If you go with a 500 or a 250 tank then the distance is reduced down to 10'.

What if it was a portable 1000 gallon tank on a trailer?

You have to look at the total cost here for a minute. Price the generator, price the tank, price the installation and parts. Then price the propane gas. Somewhere around $4000.00 for tank/gas and install for an above ground tank. If you choose below ground the tank will cost you more, the install will cost you more. Depending on the cost of a generator which can go from $5000 upwards to $25,000, you will have a huge investment for a probable 10 days supply, for a once in 10 years affair. I would say anywhere from $20,000 to $30,000 will make you feel somewhat cozy........... but why stop there, add two (2) thousand gallon tanks, that will get you 1600 gallon capacity, get a 25K generator then you will make sure you cover those 10 days. But be willing to dish out around $40,000 to $50,000 for that luxury.

What if it was a portable 1000 gallon tank on a trailer? You still fall under those restrictions. Then you might have to look for DOT requirements for then any portable tanks also fall under their restrictions. You can get away from some of that if you fall under the agriculture legal requirements....

Kohler 12k generator spec sheet says 2.9 gallons per hour @ 100% load. Generac 14k specs say 3.09 gallons per hour @ 100 % load. The KEY word is 100% load. I have installed well over 3000 generators here for propane, and I'm sure most people have understood that you can't just go living with all your lights on, cranking your furnace up and cooking with every eye on the stove on. You can limit the use and go a good long ways.

Warning: Get the best Smart Switch you can find. The constant power surges that took place fried the switch and would not even let the TXU power come into the house when it started coming on for a couple of hours per day. We were very luck to find an Electrician to come out an cut it loose so TXU power could help us out of the situation. To replace the Smart Switch was $2,700 for the install. I am really disappointed and scared the same thing could happen with the next ice storm.
