We have over 300 Realestate agents in my county just outside of Nashville and less than 120 listings available at any given time. Houses are selling for thousands over asking price! We bought our current house here three years ago and have watched the value jump 100K in that time. We looked for two years to find our current home, and that was years ago.

I read an article on Yahoo this morning. CA has one of the highest ratios of outbound versus inbound.

Not totally but not to the degree that some of the ultra conservatives on here will claim but it's a real thing.

Assuming (yeah, I know that's iffy) that we are all to some degree products of our environment (I am) then even the conservative Californian probably won't meet the conservative Texan's measuring stick in a lot of areas.

We have a few ex-Cali folks here. They may take a conservative stance on some things but are moderate to lib on others. Same can be said for many of the native Texas city dwellers who were raised in the metro regions and still live there. Many are not staunch hard-core conservatives. Texans raised in the country, living in the country, on the other hand are mostly hard core Right-wingers. (of course there's exceptions but I'm talking generalized here). Religion and age plays big roles also.

A lot of folks in the country environs are there to escape city influences which most agree are more liberal. Austin has become very Lib over the last 50 years especially with tech companies and their Cali personnel moved in to run and work in the companies. The Hill Country is also catching a lot of Cali transplants via retirees. Prices and policies change with this influx.

On housing let's look at this example. A California person sees their dollars go much further in Texas or Tennessee. They sell their 1800sq. ft ranch style that they've owned since the 1980's in the Cali burbs for a half million bucks. They can move to the aforementioned states and outbid the locals and have cash left over for twice the square footage and a couple of acres . And in the meantime they drive the markets up (everyone likes a profit). While here they want government to do this and that for "the people" . . . want goods and services increased. It is their mindset to have more government which in turn runs up costs.

These are not all conservatives either and even if they are their brand of conservatism is not the same. A lot of Libs move too to escape their fiscal dilemmas and end up screwing everybody. It's vicious. Florida is similar with northeastern transplants.

One can only hope that this bastion of conservatism in Texas can withstand the lib influences and maybe exert their own influences on those coming here.

We thought about retiring back to Colorado....but it has definitely been Cali-fornicated. I liked living there years ago and have great memories of Ft. Collins and skiing. But the house prices are nuts so we decided to pass.

Man if it was up to me Williamson Co would not even be a thoughr.However I have to consider schooling for my kids and the wife works in Franklin and doesnt want any more than a 30min commute.Lots of options if schooling wasnt a priority.It will more then likely be subdivision life for me for at least six years till they are out of HS.In the long run it will be a good investment

Austin has been liberal for quite a while but the CA folks are swinging it far left. If you want a good example of conservative folks in the country then drive 281 south through the hill country and note the Trump flags.
