I would guess they are increasing the lease cost as a function of the appraised value. Leases often are way under valued.

What does the lease say? The lease should detail who handles what expenses of the property. Taxes, insurance, upkeep etc.

For residential type lots $35,000 an acre sounds cheap pending where you are at, if they are water front etc. it sounds dirt cheap.

You think 35K is cheap? I don’t think the land around the Graham square is worth $35,000 an acre. As for the lease it doesn’t say anything about taxing the home owners for the land.
I wouldn’t have near as big a problem if they had taken the price of the land off the appraised value of the property making my house worth $103,000

35k is cheap I'm not understanding the arrangement exactly, you have a land lease from the city and built a house on it?
