Texas is a non disclosure state. Doesnt work like that.


The county sends you a letter "asking" you to disclose the selling price to update their tax records. Those Cali's will be thrilled that they got so much house for so little money. I know because I paid 50% cash for my house in Oak Point and Denton county sent me that letter. I threw it in the trash. Cali's ain't that smart.

It only takes one idiot in your neighborhood to send in that letter, and they apply that pricing to the entire neighborhood.

The housing market is hot in the Centex. We've had a few neighbors put their places up for sale in the last 6 months, and they usually last a day or so with a list of folks waiting in case the first sale falls thru. The prices keep going up and up which means I'll have another fight with the tax office this year bang

My wife and i looked for a house for nearly 6 months before we decided to just build. We looked in the wylie/sacshe area and those houses would go up one day and be under contract 24-36hrs later. Multiple homes we like and set up viewings and before we even go in them they had multiple offers above asking price. Its absolutely nuts

Well..................?? Depending on how often they re-assess but appraisal districts have a host of tools to gather recent comparable sales.
Residential sales data is not hard to come by. If I were counseling folks living nearby I would suggest being prepared for increased assessed values within the next year or so.

In the Houston area, local realtors or brokerages subscribe to the Houston Area Realtors (HAR) database, which collects listing and sold data. Guess who also subscribes to the database...that’s right, area Tax Appraisal Districts, like Harris and Montgomery Counties. They know everything about your property. No secrets. So, I assume Appraisal Districts around the state and country subscribe to similar databases in their areas.

Does this seller's market extend out to Sun City in Georgetown?
I will be putting my Dad's 3 bedroom house up for sale next month.

My wife and I put in a bid at market price and a subsequent bid at $15k over asking on a home in Weatherford that was already priced at $30K over Zestimate. Got beat out by an all cash offer. Not that big of a deal (it was a beautiful place) but questioning the financial logic of an all cash offer when 30 year mortgages are <3% and making at least 6% in the market is a no brainer.

My brother just bought a small ranch outside Burnet. He moved to Austin over 30 years ago. He bought a little house on SE side. When he decided to sell 20 years ago he sold it as he was putting the for sale sign in front yard. The house he is now selling is on the NW side. 2350 sf, pool, nice yard and detached garage. List is just short of $1M. I was looking at listings down there and it is eye opening. 1100 sf houses listed for close to $500k or more.

Georgetown is HOT. The entire North Austin area is really good, followed by the East Austin area. I’m doing some real estate projects down there and have been amazed at how much the market value of these has increased just while we are doing the subdivision process and remodels. Inventory dropped at one point below 800 listings but has since rebounded to over 1,000. Even with the rebound, YTD Listings are down. Compare the listings to the number of people moving into the area and you can see the drastic shortage of inventory.

Builders right now aren’t even selling to investors because demand is so high and they want to cater to owner-occupants first. Some builders are now selling lots for December timeline and have waitlists over 200 people just to buy lots. The market is great(if you’re a seller), and I think it will last for at least a couple years. Beyond that though, I’m unsure of what we will see.
