Hey guys, Me and my family are strongly considering relocating to Texas. Currently we live in Kansas are interested in a change. We've been to Texas a few times. Once to Lake Fork and visited by grandpa in Corpus Christi. We love the state. Feels like it is it's own country. Anyways, a few things that are very important to us are good bass fishing, waterfowl hunting (we smash ducks and geese up here) and MOST importantly is schooling for my 10 and 13 year old boys. I also have Congestive Heart Failure and will need a transplant at some point in my future. So a great medical facility is important. Also unsure how the housing market is. Can $250K get us a decent house? Would prefer to have decently quick access to city living (restaurants, entertainment) etc. Thanks in advance.

Yes $250k can get a decent house. You should be looking in the far outskirts of any of the major cities, I would say east of Dallas is closer to most major bass lakes, I have no clue about the duck hunting.

UT Southwestern is one of the best hospitals in the nation for a heart patient including transplants...So you're gonna wanna be fairly close to Dallas...$250,000 will not go far in Dallas proper, but will buy a decent house in the suburb cities around Dallas.

The three major cities in Texas are Dallas, Houston, and San Antonio. All three cities have excellent hospitals and specialty transplant hospitals as well. Houston is closer to good duck/goose hunting as well as good east Texas lakes. Dallas is also close to some major bass lakes as well. San Antonio is close to several good bass lakes and the hill country. Move into a smaller suburban city on the outskirts of any major city. New homes are going from $250000 to $350000 close to where I live. School districts are good in my area as well. I have lived in the San Antonio area just about my whole life and love it. thumb



Side Note: Cost of home varies on the size! Houses can upward to $400000 very easily. eeks

Heartless, man - You forgot about the guys ticker. Houston area has great hospitals as well and can smash lots of ducks. Can't speak for the bass fishing. 250k buys you a starter home or in an older neighborhood.

Look up Sanger, Pilot Point, Crossroads, Aubrey, and Little Elm. Close to Ray Roberts, which is a decent bass lake, if your good it can be trophy hunters dream. Duck hunting is allowed, but have no clue. Other lakes within an hour drive as well as great medical facilities.

And will rule out the very best school districts. But you can still find $250k basic/fixer-upper houses in good school districts. Agree with comment about UT Southwestern, but unless you anticipate needing urgent treatment you could live hours away.

Texas can be split up into a half dozen Kansas size parcels. 1 of them will suite your needs. Some of them will not. Good luck with your search, many people have been coming in over the last 5 or so years

$230,000 just bought a house in our neighborhood. Granted, it was a house owned by a hoarder...and hadn't been updated since the late 70's/early 80's....but it did recently have the A/C replaced. Seriously can't believe someone paid that much for that house. I figured $130,000 because it is 2600 to 2700 sq ft, but it needs a LOT of work. There have been 6-8 cars there everyday for the last week; looks like they are beginning to gut it.

check out the outskirts of greenville, some smaller acreages have been popping up in that area.

I’d look no further than Tyler area. Rolling hills of East Texas, Pine trees, awesome fishing and one the best heart hospitals in the state.

250k wont buy much in decent areas now. Starter home for sure. I would look east around tyler satelite towns if you are looking to maximize your dollar. I'm not a real fan of east texas and moved west myself but it will have what you need. Arlington is a dump so avoid that area.

250 will buy plenty from ellis county and east of here as long as your out of city limits.prolly 1-2 acres and 3 bedroom range.dont expect your boat to fit in the garage tho

You can expect to pay $125 to $150 a s/ft for a decent home. Our 2007 house's value stayed steady for 6 years and has gone up in value every year since. It has gone up around $90K since we bought it.

Del Rio is not bad for housing. Good hunting for deer, ducks and geese unknown. Housing prices are reasonable, and you're 3 hours from San Antonio. Hospital has it's own helo. Coming from a guy who grew up in Leavenworth.

I just bought a DR Horton home in Denton for $270k. They're nice, but definitely super close to my neighbors.

San Antonio is your best bet for coast, duck hunting and bass fishing. $250k will get you a good home. Dallas has the best access to freshwater lakes, Houston is great for duck hunting and decent saltwater. San Antonio gets you Baffin Bay the mecca of inshore for massive trout, decent duck hunting (coast and choke canyon lake) and decent all species lakes. Whitney, Somerville, Choke, Mathis, LBJ, Buchanan etc.

First, best of luck in your move. Second, with congestive heart failure, you’ll need to be within 2 hours of Dallas. My dad had a transplant at Baylor and they loved in Quitman. You can get plenty for $250k between Dallas and Quitman.

Yep, and from I hear goose hunting on the coast is not what it once was. I hunted near Brookshire in the 70s and 80s. Division of my dad's company had a great lease. I got spoiled duck hunting when I had private ponds to hunt. I decided not to go back to hunting public lakes. As far as housing look around Ft. Worth or head east and south of Dallas.

I would take a three hour ride in an ambulance to stay away from the metromess ..... that being said, the outskirts of Tyler will be hard to beat, and Louis and Peaches Owen is one of the best heart hospitals there is, plus Tyler has just about anything you want and 20 minutes later, you are in the back woods.

Gonna agree with Tyler. Don't think they have transplant services even though they're Level 1 (ETMC).

I gonna throw this out there . . . St Lukes in The Medical Center, Houston pioneered heart surgeries and transplants. If that's the case you'll need to be withing 2 hours of your center. Lufkin, Huntsville, Conroe all fit the bill for Houston. Conroe is getting crowded but it may be what you're looking for. Katy Texas too and they are close to Eagle Lake which is pretty famous for its hunting.

On Texas waterfowl hunting is not what it used to be. Most of our big ducks get short circuited in places like, well, uhhhh, Kansas. This is an ongoing phenomena for the last 40 years. Federal refuges stimulated by DU seems to be part of the issue. Panhandle should hold similar big duck populations to Kansas. I quit duck hunting for the most part 25 years ago. I'll still roost woodies from time to time.

Finances. The best bang for your buck will be East Texas. This brings Tyler back into the convo. I can't say the costs of real estate north of I-20 but south of Tyler down to Lufkin might be in your cost range. Closer you are to metro areas the less bang for your buck. Get a map and start searching. I live about 90 miles NE of Houston and land prices are stabilizing here . You could definitely get into a few acres and a pretty decent house here in your price range.

Agree to Greenville and Tyler recommendations. Stay 30 minutes east or North of Greenville, or west of Tyler.

Come on further south of Houston, around Tx City , by Galveston. This area is growing fast, new homes being built, a lot for sale, near saltwater, and many major hospitals.

Great schools.
Baylor Scott and White Hospital within 10 miles.
2 lakes, decent bass fishing within 20 minute drive.
250K will get you a very nice home.
Not familiar with the waterfowl hunting status.
Immediate I-35 access
20 minutes to Waco and 30 minutes to Austin

If I didn't have to worry about job availability, Nacogdoches might be my pick as well. It's in the heart of bass country. 2 hours to Houston. 2 Hours to Dallas. Nice college in the town. 250 should get you something decent there. 5 years ago, 250 could still get you a nice home in Houston. After Harvey though the reduction inventory of houses that didn't flood caused prices to spike. I prefer Houston to Dallas because of the proximity of the ocean, but everyone is going to see that differently. Good luck and welcome, Texas is a great state!

Nor Lubbock. Lubbock has a Heart Hospital and has been performing heart transplants for over 30 years. 250k will definitely get you a nice home. Lake Alan Henry is 40 miles away just outside of Post for bass fishing. Lubbock schools are good and so is Texas Tech University. Duck hunting is excellent but almost exclusively on private land. But once you meet the locals, I'll bet you can find a nice playa lake or two that you can hunt. Plus, Lubbock looks a lot like Kansas (which may or may not be a bad thing).

Having grown up in Kansas and lived/worked in Texas later in my years, the only thing would be the weather. Kansas winters could be brutal and it's just as hot in Kansas in the summers as it is in most of Texas, but with added humidity. .

That is what the people I knew in Grand Island, Nebraska said about the weather. Terrible winters and as hot as Texas in summer.

With the heart issue, if you are going to live outside of a major metropolitan area invest in LifeFlight or some similar type of insurance coverage.

I would say within an hour or so of Tyler (probably west side) should be great. Tyler has very good hospitals, and you are still close enough to Dallas for the big surgery. There is a lot of great bass fishing and hunting in East Texas. There are also several decent school districts. Tyler has gotten more expensive, but you should be able to find a decent home in your price range.

I hope East Texas still has land and lakes when I retire. Why are yall sending all the yanks out there?
Nac is already twice as high priced as it should be for the job market. There certainly is not a good hospital network in the area either. Tyler has a branch off UT with a great little hospital, but Tyler is only 1.5 hours away from the Baylor Med Center as is.
I have seen my destination mentioned here and wish yall would all shut up now. Thank you. Come again

Ehh, not sure I'd say they are "outstanding" as I have pretty high expectations. My 13 year old is 5'10" and weighs 210 pounds. He's the center on the O-Line here in 8th grade. His left guard is also 5'10" and weighs 220. The left tackle is 6'3, 315 pounds. YIKES! He's a pitcher too. My 10 year old plays linebacker and is a tight end and also plays well at QB.. He's a mega stud in baseball though. However Kansas high school football is big here, but NOTHING like Texas.

I wont need to be right next to a hospital, just within a couple hours, but the closer the better. I currently am a patient at KU Med and they are a little under 2 hours away. Thanks for all the replies fellas. I appreciate it!!!

Would be glad to have you here in Palestine. Several school options as it relates to size and demographics. (Much like around Tyler)

Several lakes with multiple target species within a 45-90 min window. I'm not a duck hunter but it is done locally.

Couple hours from Houston, DFW. Less than an hour from Tyler.

Definitely within your budget.

What size community are you in? That might help narrow suggestions.

I'm for the Tyler area as well. Hospital care was a major consideration when looking to move my parents out of D/FW. Found several nice places out there in our price range. One was on a private lake in a secluded little community. Never went through with it. Ended up getting a few acres out side Cleburne with a fixer-upper for a steal. Hospital is a mile away.

Tyler area would be high on my list. Great communities all around it. Also love the Mineola area. Near Fork and other great lakes and not too far from Dallas for medical care.

Didn't read all the posts but it will be hot & humid in Texas compared to Kansas.

Might look at property taxes to see how it compares to what you are used to, cause it will be a "debt" for life.

Duck hunting in South Louisiana is killer, especially for geese.

We raise and hunt our own pet deer here, so depending on what you buy or who you know, there are some Monsters to be shot here.

Nac is already twice as high priced as it should be for the job market. There certainly is not a good hospital network in the area either. Tyler has a branch off UT with a great little hospital, but Tyler is only 1.5 hours away from the Baylor Med Center as is.

Tyler has a large capacity in hospital beds. ETMC is a Level 1 trauma center and Mother Francis is a Level II. There are probably over 100 critical care beds between the two. Wouldn't call them "little hospitals. Both are in downtown Tyler, and constitute almost 950 beds. That's considerable.

Having said all that neither Tyler facility do heart transplantation. Austin, Houston, Dallas, Temple, San Antonio have the only medical centers involved in heart transplantation (I think). There are several organizations/companies that do organ procurement and it's divided by regions. Divided kind of strangely to be sure. My old employer was a member of or in the network of Southwest Transplant Alliance. Based in Dallas they covered SE Texas and Galveston but not Houston. They also covered Corpus and El Paso. I always thought WTH????? They have constructed and complete surgical center in Dallas and tried to fly all donor bodies to that center but sometimes families refused to allow their loved one's body to be moved out of their area. I have all kinds of stories I could tell about this . . . many times it's a huge cluster ____ ! This surgical center is for donor and recipient.

Tyler is centrally located. I would probably not live in the city itself but rather one of the outlying areas. Tyler has good medical facilities too. We would definitely be in East Texas full time had our kids not started having grandkids. We love it out there.

Make sure you're also looking at property tax rates. Depending on the area you narrow your search to, you could be looking at more than double what you are accustomed to paying in Kansas.

School taxes make up the largest portion of the taxes, then city, and county. Newer growth areas could tack on a Utility District tax and some junior colleges also get to levy a tax. 3.5% is not unheard of in the metro areas of Dallas, Houston, Austin, and San Antonio. As an example, you could be looking at a $8750 tax bill if your tax appraisal comes in at $250,000 in the Dallas area. The taxing districts do give you a 10% homestead exemption, BTW, but you do have to apply for it. That same $250,000 house in a rural area around Lake Fork could easily knock off $3000 so you can see how it can impact your monthly budget.

The Trinity River valley, roughly the I-45 corridor, is a flyway for waterfowl. There is alot of rice farming in southeast Texas between Houston and Beaumont, and the hunting used to be outstanding but migrations haven't been as thick as they once were. I just don't think the birds are pushing as far south any more. Dr. Duck is from the Tyler area and got his start hunting public lands throughout East Texas.

There is a small town just south of Tyler , named Whitehouse one of the better school districts in the area , pretty good football program ,
you may have heard of one of their QBs.

Good luck with your heart treatment and potential move to the great state of Texas. Here’s some food for thought to consider before heading south…

Regarding ducks, I built flight time in my youth flying up and down the flyways, low and slow, counting waterfowl from Mexico to Alaska. If you choose to move to Texas for the legendary fishing, football and close proximity to Dallas or Houston health care facilities, you’ll find the duck hunting just as good. That is of course assuming you’re willing to drive back to Kansas or Nebraska when you hunt ducks…

Regarding people with progressive views, keep in mind that under 3 million people live in the fine state of Kansas. Based on your follow-up remarks, I gather at least a few of the 3 million hold views you deem to be sketchy enough to make you want to leave to avoid them or at least protect the children from them.

Now I don’t want to scare you with your heart condition but for perspective, please understand that we have a small town in Texas called Austin where our state capitol is located. The greater Austin area has over two million people. Let that sink in. Now close your eyes and visualize nearly everyone in Kansas being a liberal snowflake and you’ll get an idea of what Austin is like, except of course Austin has better music, bbq and prettier girls than Kansas… Did I mention Austin is one of the fastest growing towns in the USA?

In the 2020 Election, Kansas proved to be more conservative than Texas. In Kansas 58.4 percent voted conservative compared to 41.6 percent liberal. Texans voted 53 percent conservative and 47 percent vote liberal. Forget about the meaningless percentages for a minute and focus on what I call the Walmart, neighborhood or church experience - Kansas only had 570,000 people cast liberal votes while 5.3 million Texans cast liberal votes… The point I’m trying to make is that in reality, on a day to day basis, you and yours would be exposed to more liberals in Texas than you might think, perhaps by a factor of ten.

If you move to Texas, based on your medical condition chances are you’ll end up within an hour or so from Dallas or Houston. DFW is home to over 6 million Texans and Houston has over 7 million. The cities are said to be different but have at least a few things in common, they are both crowded, polluted and traffic is bad.


From a like-minded standpoint, it might seem like it’s a good thing that Texas has a million more hunters than Kansas, but that translates into high lease fees to have a chance to shoot small Texas deer. Plus you need the patience of a saint when you’re trying to launch or recover your boat or share a public fishing or duck hole.

The big cities in Texas have morphed into liberal strongholds and the public school systems are notoriously weak in spite of outrageous school taxes. The big city burbs and smaller towns often have better schools but you need to check each potential system out and that doesn’t mean seeing how much they spend on their football stadium… Most large high schools in Texas have more expensive stadiums than the David Booth Kansas Memorial Stadium… While that may seem impressive, don’t be fooled as it doesn’t translate directly into higher SAT scores but it does translate into a higher cost of living… Of course if you're mostly interested in the boys football futures and think they might actually have a shot at a scholarship, then you can't beat any of the legendary Texas powerhouses but competition is stiff.

Houston has good medical facilities and the coast is a paradise for outdoorsmen but the extreme weather might be dangerous for your health condition. The duck hunting is better in Houston than Dallas but likely nothing compared to where you currently hunt.

I just don't think the birds are pushing as far south any more. Dr. Duck is from the Tyler area and got his start hunting public lands throughout East Texas.




I live in Fate and just paid $4500 on $275k house. I do have homestead. Not sure if apply is correct terminology. There is no approval process. You just sign up. From what I hear the geese are stopping north of us these days.
