45x14 new construction steel frame house boat with almost indestructible polyethylene floats. Floats are able to adjust depending on load and personal preference. View from the front porch will never be obstructed by another houseboat. Roof top deck that was built to support a master bedroom. Wonderful view that’s worth its weight in gold. 21 SEER ductless split A/C system with remote controlled thermostat and heat pump. Propane fueled instant hot water heater that services the whole boat. FULL size bathroom with quality porcelain sink, toilet, and shower. 10.1 cubic feet frost free refrigerator/freezer combo. Butchers block counter top and all wood cabinets. Large floor to ceiling cabinet with removable shelving. Sleeps 8 comfortably with a queen size futon. Water resistant laminate flooring. LED recessed lights throughout. LED dimmable lighting under the patio. All furniture included. These are getting harder and harder to find and it’s a needle in the haystack due to the quality of the build. Love it, but life is moving in a different direction.

$210 per month for this specific slip. if i recall you are able to get a cheaper slip fee if you arent in a "premium" slip. also, i would purchase a year at a time and would get a month free. the land side of the boat will always be open as well as the front.

it does not have a motor but it has a transom ready to go for whatever motor you may choose to add. prior to the renovation it had a 150 evinrude. it is able to be moved, but it will have to be done by a company who is familiar with moving these types of loads.

no actual bedroom. it has an open floor plan. the original plan was to enclose all the way to the front porch but during the build we decided since we weren't going to be inside much to have easier access to outside living. all it would take though is to frame that area in and you would have plenty of room for a private bed room. it was also constructed in a way that it is able to hold a top story if you ever decided to build on the 2nd level.
