We are looking at several houses on Granbury, but being so new to the state we have no idea what the area is like.

Is Lake Granbury a safe place to live? Any rashes of robbery, etc? Drug dealers?

This will be a 2nd home and I don't want to purchase in a place that I'll have to worry about when we aren't there.

And advice/opinions/experiences greatly appreciated.

North of town in some communities on the river part, sketchy.

Agreed with all the above statements. I live on the lake, it is an awesome place to live! The lake is pretty decent fishing despite what some may say! But just like any town, there are bad areas. Thankfully there are not many. Maybe PM me and I can give you the lay of the land

I have had a house near the DeCordova area for about 10 years now and the lake has really grown on me. If you are a bass fisherman (assuming you are since this is in the bass section) the fishing is better than average and it takes 23-28lbs to win in the spring. One thing to remember is that the lake is a river system so if you want to have good depth under your dock then take a hard look at a map. There are multiple restaurants accessible by boat and good ones in town as well. I think if you are looking for something that has a good mix ( meaning good fishing, family friendly lake, and within close proximity of shopping and restaurants) Granbury would be one of the better choices.

Brother lives main lake. He used to live in DeCordoba on a cove. One year there was dry land across the entire cove. So that's the risk more than crime. In drought conditions you won't be able to use your dock. Drought was one reason he really wanted to be main lake. He's on the city council and lived there for a long time and I'm sure would be happy to talk to you if you want. Just PM me.

We have been here since 2009 and love it. Lake has its ups and downs...but fishing in general for LMB, Stripers, Sandbass or crappie is steady. Our house is on a canal and its nice to get off work and cast a line if I want to. I will say in the past 5 years this little town has grown a bunch...but still better to me than the DFW metroplex. There are also a couple bass clubs in Granbury if you want to join and all a bunch of good guys. If I can help with questions on stuff, just let me know.

My brother in law retired there and he is very picky. He loves the place.

My Grandparents moved out to the north side (Oak Trail Shores) in the late 70's, so i spent my fair amount of time put there while they were alive. The ups and downs are right... the lake levels fluctuate wildly. As to the scene... it has changed dramatically over the years! From just a few houses on the main lake and communities with canals and cuts to being on the verge of over crowded! The area my grandparents moved into started as a nicely run community with pools and other amenities. It is now a mix of some nicely maintained mobile homes, run-down shacks, drug houses, and the sort. We watched the crime level rise over the years. Look at the area you are planning to move to and visit the neighborhood and various times of the day and days of the week to get an idea of what the patterns are.

Just remember criminals don't steal in their own neighborhoods, they drive to where the money is. Just keep everything locked up. When we had a rash of thefts happen and finally caught them they were driving in from another city looking for easy pickings.

I have been in Granbury for 10 years now (wife longer as she grew up here). This town has exploded for sure. Areas such as pecan, harbor lakes, de cordova, mallard point are all very nice low crime areas. Places like indian harbor and oak trail shores have some nice areas on the lake but you have to drive past some sketchy areas as well. This town is considered a retirement area. For the size of the county, crime is minimal. There is still that small town feel where you can leave your garage door up at night and not worry, but also has almost everything you need.

Depending on the area where you are looking...check with some of the locals and ask about the water levels if you are wanting to be right on the lake. I remember a few years ago that there were a lot of Granbury home owners upset because they had dry ground for a long time. Those were some extreme conditions, but apparently some of the "water front" properties over there aren't always on the water.
